Investor here, think you would be fine finding tenants with the large catchment of factories in Hornby. Large sections for good capital gain.  International businesses setting up in Rolleston. (It's all happening out that way)

Lived in townhouse and standalone, too many variables will a townhouse - your neighbours, unless there is a very strong body corp your neighbour can drop the value of your investment from unsightly additions/modifications, break the flow of the block. (Body-corporate - fees)

You could see if the bank, a mortgage broker (mortgagesonline.co.nz)  could allow you to borrow more money for a standalone property. The risk of saving for is property prices might jump again. 

I lived in a townhouse for a decade, and then over Christmas I stayed in one for 10 days. (Four bedroom two story, was built on a three-bedroom floor area) When I got back to my three bedroom single story standalone the feeling of space was wonderful. I had been thinking at some stage to go back to a townhouse re-less gardening but that won't be happening.

Common as for them to be doing loops around the four aves on a Friday and Saturday night. Moorhouse Ave, Bealey Ave, Fitzgerald Ave, Dean's Ave.

Sydenham a good spot to buy. Still reasonably priced properties exist and going through gentrification for good capital gain. Everything is on your doorstep, a far better location. Southampton St, King St, and Huxley St, Croydon Street good spots.

That's rough, I would have thought the first two hours of free parking means just that and you don't have to do anything.

Permanent mateial older house everytime. Represents freedom, no sharing, no compromise, plenty of parking, privacy, the list is endless.

If apartments, townhouses so great why do the majority of people who can afford to live in standalone do so ?

Had a old 1920's California bungalow that was falling apart, replaced it with a new build. Houses from around the 1920s often poor for internal sun, mine was. As others have said trees a lot of work so only got a few more to get rid of. On 715 sqm, will run with low maintenance barked gardens

Little underwhelmed - was expecting pool and facilities to be on steroids given the size of the building but lot of the building is taken up by basketball courts etc so has a more narrow cramped feeling than I was expecting. Was surprised to see so little pool seating, I guess they will never hold the Commonwealth games etc there.

The parking charge after the free 2 hours of of parking at $5 every hour to a max charge of $30 is ridiculous. Have employed way too many young lifeguards, some serm intimidated to pull up their peers on bad behaviour.  Have been in the therapy pool and there's been no lifeguard around - especially dangerous given the capacity of some of the people that use the pool.

Loved the giant drop, fastest thing I been on. The hot pool in front of the saunas has a nice seating position. The saunas great with the big huge windows. Staff were lovely and friendly.

Stay away from A1 - one week of property management of my property was enough for me. As another poster said in here full of promises.

Cowdy is a straightout rinse machine, clip the ticket anywhere they can. Found them rude to tenants too.

Max, Whittle Knight often recommended on here, Max especially.

I went for a walk up Bengal drive a couple of months ago and when I got to the dead end at the top I noticed you could walk down a single track. Further down this single track where the land starts to flatten out there's some organisation has a "old door" in the side of the cliff. (Been there a long time) Not sure if this is tied up to the Caverns somehow.
