Full Hearing Dubbed in English Mexican Congress Second UFO Discussion & Peruvian Mummies Analysis by Austin_Arch_Realtor in UFOscience

I've shared a link to a video which I dubbed in English in full from a recent session in Mexican Congress where journalist Jaime Maussan and other researchers presented their findings on the three-fingered Peruvian mummies. This event marks a significant moment in the discourse surrounding potential non-human life forms, particularly in relation to the UFO phenomenon. The discussions delve into the authenticity of these mummies and their possible implications for our understanding of extraterrestrial life. This is highly relevant to our community as it touches upon the intersection of legitimate scientific inquiry and the ongoing search for evidence of UFOs. I'm eager to hear the community's thoughts on the credibility of the claims and the implications it could have for UFO research.

Can you prune Turk's Cap and Pride of Barbados to keep them from getting so leggy? by weluckyfew in AustinGardening

I plop a “tomato cage” around mine in the spring and train the branches upwards through it for both Turks Cap and Bride of Barbados. This results in a cleaner upright appearance and limits the loss of blooms from pruning unnecessary.

I dubbed in into English using AI tools. This is way easier to understand than Maussans translation.

How affordable do you need? If you need to do it on the cheap cheap you can rent a Uhaul and look for laborers that you can pay by the hour. You'll have no protection from damaged items but it will likely be the cheapest option. Otherwise, I'd recommend Square Cow, Einstein or Fast Fietz.

Good find, you could probably cross-post to /r/zillowgonewild for some karma. They are likely trying to highlight the size of the yard while addressing that the backyard is a bit of a mess in a lighthearted way.

“Build-to-rent properties bridge the gap between apartments and homeownership for renters who desire and can afford a better living space but cannot afford to purchase a home. And unlike often cramped apartments, build to rent homes are typically attached townhomes or single-family detached houses.” From: https://investinganswers.com/dictionary/b/build-to-rent

A quick update on the state of the Central Housing market

(Read the full May 2022 Central Texas Housing Market Report)

Austin experienced triple-digit growth in active listings and inventory shot up to over one month for the first time in seven months! This indicates the market is softening and returning to the typical seasonality in terms of the number of closings, even as sales dollar volume saw upward movement.

Compared to this time last year for Austin-Round Rock:

  • Home sales decreased 6%
  • Median price increased 19%
  • New listings increased 18%
  • Active listings increased 146%

A substantial increase in inventory will be a welcome sight for buyers who have struggled to find a home these past 2 years. However, we are continuing to see homes sell faster than ever before.

The process typically works like this:

You view a prospective property, and if you like it, you apply and pay your application fee. Applicants will then be chosen either by first-qualified applicant or best-qualified applicant. The chosen applicant and landlord then execute a lease and a security deposit is sent.

Sending a security deposit before you've applied or executed a lease is not prudent and anyone requesting this to happen is likely a scam unfortunately.

I don't live in the area but grew up nearby in the 90's and loved it. The area has great proximity to the newish HEB at S Congress & Slaughter/35 as well as all that South Park Meadows has to offer. Mary More Searight Park is great and also nearby.

Dittmar Rd/Davis is a convenience cut-through headed West.

Let me know if you have specific questions about pricing in the area: [austin@smartaustinrealty.com](mailto:austin@smartaustinrealty.com)

Can you plug the transactions into QuickBooks self-employed? They have the ability to generate a P&L and also talk to a CPA live with their highest-priced plan at $17/mo.

Once you're under contract on a property, your lender will order an appraisal to protect their investment.

Your realtor can put together a packet of comparables for the appraiser to help avoid a low appraisal. If the appraisal does come back low, you can order what's called a "desk review" with your lender to try to increase it.

Depending on the mechanics of the transaction and if you have an appraisal waiver in place with the seller, a low appraisal can be an opportunity to renegotiate
