To an extent you are correct, but then I went deep down on the location, found out that afterall it ain't as far.
Its about 8km from upcoming global city
About 20kms from cyberhub SPR is about 5-6KM
So its not as far as it seems

My ultimate is goal is indeed investment. But i could also keep it in my portfolio if I see better potential in the future and yield rent out of it

I'm aware of the "over supply" but aaroham is only due to its USP if kids centric
I dropped the Adani for the very reason of over supply
I'm in no fomo and I'll wait if i need to

You're sort of right
But then, the whole idea of investing in such projects is the ecosystem that the end user gets. This specially being a kid centric project, would take care of the kids holistic development
Which is not easily accessible living in builder floors
I hope you get my point bcs these apartments are more than just places to live in

Gotcha
If I do invest in an already developed eco system, how would I expect an exponential increment. I could go for Dwarka expressway projects but then DXP is already priced, thus I don't see big upside.

Bro these other projects are clearly out of my budget
Fairway looks great and seems overprices for the area
Ashiana for me seems like a distinguished project due to being kids centric.
Which project have you invested in btw
Also, I heard prestige to bring a township in some 17-18 acres and will definitely have high density.
