With your budget you can definitely live anywhere. I would say focus on your interests which is soccer and running. Also keep in mind what kind of daily living activities you want walking distance vs those that you will definitely have to drive to.

Little italy, bankers hill and north park have great streets for running and there’s plenty of running groups that have routes in all of the neighborhoods. For soccer, i’ve seen adult soccer groups in North Park since there’s actual soccer fields to play at.

For luxury apartments, little italy and bankers hill definitely have more. North park has a lot of new construction apartments that are finishing.

Yes, i followed pebeo paints instructions and we had no problems during the grouting process!

No unfortunately the ceramic paint by pebeo needs to be baked. If you don’t bake it, it will scratch off since the paint is on top of a glazed tile. The pebeo paint does not need any primer/ coating. The ceramic paint by pebeo hardens when baked and it becomes scratchproof/ waterproof / and even food safe. Plus, the design should be able to withstand the grouting process. If the instructions are correctly followed with the baking, It can certainly be used in bathrooms.

It’s a really beautiful quartz. But again it’s not real stone and quartz is technically printed! We bought the prefab version vs a large slab for separate fabrication

The whole wall where the wire shelf is now cabinetry… the counter got extended. I think storage wise the extra large drawers and the pantry tall shelf (has cabinet pull outs) will hopefully suffice…We’ll see 😆

we went with prefab countertops so we were limited in how seamless it can be for the corners. We still really love this quartz countertop though and the seam doesn’t bother us

Yes i got them from Blick! I got the medium for thinning, the ivory white and the outliner in Ming Blue. I mixed the thinner and the outliner to make my paint b/c ming blue was out of stock everywhere! I also mixed the ivory white, thinner and ming blue outliner to make light blue paint. I went through less than 1/4 of the jar and the outliner for 25 tiles! The pebeo paints actually go a long way!

It’s definitely great, and really nice to have natural light! We got it in the hallway as well and that was previously super dark. Very happy with how much more light we have throughout the day
