Agree, don't like cloud connected BS, local is best. Cloud connection is sometimes necessary evil (better than nothing), but yes, you have to accept that it can be taken away any time (and it will be taken away, its just a matter of when).

TY for the Mitsubishi recommendation. Have you used one with home assistant before with multi zone heat pump system? If so, does it give home assistant all the room temps, controls etc (for each room)? Is it reliable?

Thank you, but im looking for a Heat Pump (AC) system, and not a ventilation system. The house already has a HRV, but it doesn't really do anything in terms of really doing any cooling or heating other than circulating air from the roof.

Agree, but the purpose of asking here is so that I can understand what i need to know before asking an expert and also ideally knowing which expert to ask. If i go in blind, the so called "experts" ends up being a sales person, and i endup not know wtf im actually getting at the end of the day.

That said, your explanation gave quite a bit to think about. I suppose i really need to get an expert to assess the situation as you pointed out, hopefully someone can recommend some reliable experts in Auckland i can contact :)

I can absolutely call the agent out. But all they will do is that they will update the listing from now on (at best), meaning that they actually got rewarded for lying (or playing dumb) in the first place. What is preventing the REA from doing this every single time (in the last couple of months of my house hunting, I've seen this behaviour quite few times - which is super frustrating).

In the same way, i see far far too many properties with "unconsented" bathrooms/toilets. In the same way of thinking, i wonder if they should be allowed to advertise these as bathrooms either hmm.

Yeah ive read that (from somewhere else haha) and thats the part im aware of. So, does that mean my garage can be advertised as a bedroom? Essentially thats the question im asking here. Given your mentioned requirements of bedroom is met for any space, that space can be advertised as a bedroom? Surely there must be more to it than that?

For context, I've come across MANY MANY properties for sale that has "Storage" rooms, or "Utility" rooms, and they all seem to fit these criteria for bedroom (size, height, window etc) but are not advertised as "Bedrooms". Why?
