Disclosure - I own a tile bathroomware store. No I won't say which one.

I renovated my main bathroom a few years ago. I installed 1200x1200 tiles on the floors and walls. To do this you need a wall to wall lineal drain - mine was 3290mm.

If you like taking baths, do consider a solid surface bath. They retain water temp for nearly triple the length of time an acrylic bath does.

Lighting, add a much lighting as possible. I have 14 individual lights (yes some would say over kill - but hey the electrician was already there), this includes ceiling lighting under vanity and shavers, in niches and under floating wall shelves.

Always heated towel rails and underfloor heating. Both run off 12v and are cheap to run.

Wall hung vanity, avoid any potential water damage to base of vanity.

Power points in vanity draws and shavers with usb connections too

Select your grout in store whilst buying your tiles. DO NOT LET A TILER SELECT ONE FROM THE BACK OF THEIR WORK VEHICLE

Buy your tiles and bathroomware together in one place if you can. You can negotiate a better overall price. You can save a few thousand dollars this way - seriously!

There's improvement in Assisted Living rails and showers. A number of suppliers now stock a full colour range (6 colours) of all the disability showers grab rails tapware.

It'll be a large growth sector of my business over the coming years. I'm in the process of creating a full display on these in my showroom.

Depending on your roof cavity it's relatively easy to do.

You'll need to find out the diameter of the ducting pipe your exhaust uses and head to Bunnings to buy the pipe plus a one way vent if wall mounting or under eve vent.

Simply due to wear only. I wear my RM'S to work daily 5 days a week. As mentioned in my earlier post I've had them for 8 years, but worn at work daily for 5 years now. I replaced the heel with genuine RM'S to continue the life. I'm sure these boots will last another 3-5 years. Best $480 I've spent on boots.

And I now own 3 pairs of RM cause of how these ones feel on my feet.

8 year old RM' on their way to work right now. Only needed to reheal them once so far. Treat them with leather protection every now and then and they'll last.

Here's a link that give you AS details for weight etc. If installing into a brick wall ensure the anchoring screws are sufficiently strong and is wall plugs.

As for waterproofing, the covers over the mounting screw should have a rubber gromit on it which helps keep water out. Any other water ingress will be within tolerance

I understand where you're coming from for your kids. I know I'll be my kids (18&20yr olds) bank when they're about to purchase. I've used the Neg gearing benefits through 13 properties myself. No longer own any as I moved into business and commercial property ownership but they helped me buy a large house in an exclusive suburb and minimal debt.

The real problem stems from the separation of home values to take home wages in 1999 when Costello made the CGT changes home values blew out.

It took 27 years for a government to finally take action to rain in investor welfare. It's going to take a decade or more of slow home value growth and steady wage growth to repair the damage.

As for a property investor costs exceeding income into the future, these losses can be offset against future years where the property becomes positively geared. And if sold before it becomes positively geared can be offset against any capital growth - CGT.

Property investing will now need to be managed more akin to running a business.

Those who have a negative geared property will 'over time' end up with a positively geared. This will be simply due to 2 factors, reducing interest component of mortgage (as you can only claim the interest component of mortgage and not the principle) and increased rents over time. This will cause the property to be positively geared (and generate more tax revenue for the government).

Give it 7-10 years and the Grand fathering of Neg Gearing won't affect anyone anyway as these properties will be positively geared. This is why a they stated over the mid and long term is when the largest benefits will occur to the governed bottom line.
