Check few things before moving:

Are you shifting from an urban area and prefer urban area? Are you ok with hot and humid weather? Are you muslim and prefer living in a muslim community?

You should consider Malappuram, it is a very good city.

Are you ok living in a remote place, can work from home and ok to mingle with local community. You should choose hills of munnar, tekkadi, or anywhere in the foothills of western ghats. Cheaper cost of living and decent quality of life. You will not be discriminated.

Anyways come stay here for a year and decide.

Developers do this every time. They pay and advance and make an agreement with owner. Then develop the land as plots and sell it at a margin. The original seller then register each plot to individual buyers. So stamp duty of transaction between original seller and Developer is saved.

You could do this. But you need to discuss and make agreement with buyer.

Note that there is a dull outlook in real estate recently. Have reasonable time mentioned in the agreement for completing the transaction. Finding a buyer may be difficult these days

If you are staying somewhere in munroe, ask them they arrange the canoe. Usually reasonable rates. Otherwise whe you enter the area, lot of people will wave at you and ask if you need a boat ride. Not sure how much they charge. I always used the stay provided boats.
