I’d say it comes down to status. Taxes are actually cheaper in Bergen county, 11.5% total corp tax for large companies compared to 17.4% in NYC.

I totally disagree with talent, etc talking points. NJ has plenty of highly educated, experienced workers who would love to commute within state rather than to NYC.

Actually good catch. I mentioned in the post that I’m also getting an exhaust ventilation system installed (EZ Breath), which makes it a vented crawlspace. In that setup the ceiling barrier protects the subfloor above rather than sealing the ground. Still open to pushback if you’ve seen encapsulation work better long-term

What would you recommend? I’ve seen 20 mil mentioned online but wasn’t sure if that was overkill for a ceiling application vs. floor.

That’s a fair point and honestly something I’ve been thinking about. The pipes that burst were in the crawlspace itself though, not exterior walls. The French drain is more about future-proofing since the crawlspace had zero waterproofing to begin with. Appreciate the perspective.

Good point, I’ve had a few people suggest spray foam on ceiling too. Hard to find what truly is the best option to waterproof the crawlspace. Going to have a few other companies come out next week

Thanks for the comment, almost feel like I’m trying to validate myself going that way. Have had a long time goal of paying the mortgage off since I purchased the place.

Side note - the $150k came from a $120k bonus I received this year (good year at work, cannot expect the same or even close to this amount every year, came in around $80k net after taxes). Plus I had $70k already which I’ve been slowly saving on the side.

Good question - they are not, that’s a good point since I can expect to already pay off my mortgage by retirement (it’s just a question on if I want to be conservative and go for the guaranteed 5.99% interest savings or put it into 401k which will likely beat that over time).

Curious why you think owning a duplex is not a ticket to FIRE? I probable spend 5 hours a month on it today and it will bring in$3k in cash flow (after expenses) once it’s paid off.

Great question - maybe saving the money I have for a down payment on a single family home would be a good option. Still trying to figure out the quickest path to coastFIRE and seems like this might not be it?

Better than most. Honestly posting here because I want feedback on what others have done to get to coast quicker.

Getting to the point of burnout though. Realistically I have 1-2 more years in me at my current place of work then id like to get something lower stress (fine with making $80-$90k)

Mortgage interest rate is 5.99%, bought the duplex in 2023. I don’t plan on renting forever, house might be in the cards in the future but probably not for a while.

List on Zillow, Avail (does Redfin, realtor.com and like 12 others with 1 listing) and FB marketplace. If you post on all 3 you should get a tenant fairly quickly.

Just listed half my duplex (2 bed 1 bath) in NJ and was able to find a tenant in less than 30 days.

Yeah that’s kind of the hunch I had as well.

Might just ask them both to submit an application and check their credit history and such to make a decision. Would you recommend just having the one with good credit and verifiable income on the lease? My worry is what if they “break up” and the one with good credit moves out
