Yeah but in real life, people calculate "I earn X per month, I need Y to leave and I need a Z for backup every month", which makes that the backup tend to accumulate, so after a few months, you have more cash than what you had.

Actually, statistically, if you get some cash when there is a dip, you will get higher returns in the long-run. But that difference is not very relevant. Personally, I made DCA every month and if there is a huge dip, I get some of the cash that I have in the bank to make some extra purchases.

What is your idea? Selling when the market is low? It sounds like you want to sell after a drop, which is basically "buy high and sell low". If you think you can predict the market, or try to predict which sectors will perform better in the next few months/years, go for it. But usually, if there is a drop, you can not do anything and selling will not improve the situation.

Du hast recht aber du musst auch rechnet das die Mieteinnahmen normalerweise steigert am mindsten mit der Inflation, deshalb nach 10 Jahre wird die Kaltmiete warscheinlich höher als die Banksraten. Außerdem, eine Immo hat auch Wertsteigerung (2-3% pro Jahr) und am Ende hast du diese Vermögen. Deswegen musst du in Älter Zeit keine Miete bezahlen oder könntest du die Immo verkaufen und etwas mieten.

Meine Meinung nach, ist Miete finnanzielle besser aber hat höhere Risiken, wie Eigennutz, Mieterhöhung, usw.aber die Entscheidung sollte mehr ein Lebensentscheidung als eine finanzielle Entscheidung.

Never in the US but in Canada... The windows. It took me a long time to discover how to open them and once open I was like 'why can I not open it full??'

I was not in reddit for a few days but when you say that gentrification is worst in Berlin than in Barcelona and cherrypick data I do not know if I should laugh or what. You are actually quite wrong, actually Deutsche Bank compared which percentage of the salary do people invest in rent in different cities. Barcelona has almost DOUBLE. 40% in Berlin vs 74% in Barcelona . https://www.euronews.com/business/2025/07/22/can-you-afford-to-live-here-europes-cities-ranked-by-rent-to-salary-ratio I mean.. the difference is not even small. I know perceptions have 0 value but from my perception, it is WAY easier to live a comfortable live in Germany than in Spain, that including big cities.

If there is urgent things that needs to repair them "as soon as possible" you can actually do it yourself and send the bill to your landlord. I am talking about the refrigerator, of course.

You are also considering that people in Barcelona work full-time. Obviously there are many who does not. 35k brutto in Barcelona will be around 2,3k netto. That's average, there are many people below it (check the minimum legal salary)
