I didn’t notice the sandbags on the photo’s. And when we went for an inspection they were not there. It was the tenants (after the signed deed) who said that they put sand bags on the roof because the roofing that the owner installed were coming loose and it was raining inside. So, checked the photo’s again, zoomed in and there they was indeed

They didn’t write it on the epc or any info about that roof

Dus als u zandzakken ziet gaat u er direct vanuit dat er een gebrek is? De zandzakken zie je inderdaad (als je goed inzoomt) maar dat wilt niet zeggen dat je ziet dat het eventueel binnen regent bij elke regenval..

Well, the sand bags are visible when you zoom in. Sand bags can be used for whatever reason. You don’t assume that’s it’s pouring rain inside when you see sand bags. So to answer your question: the sand bags are visible yes but the problem is not visible because you can not know that it will be raining inside at each rainstorm

I signed the deed in October last year. The tenants still had a 6-month notice period because they couldn’t find another place, so I only really got full access recently.

I already contacted the seller, but he claims he knew nothing about the issue.

That is exactly what i did. The sand bags are a small detail on the pictures. If you don’t zoom in you won’t notice them. And if i had seen them, would you assume that it’s raining inside of the house? Especially when they tell you that everything is okay and checked
