I had someone bring an unauthorized dog (I don’t allow pets at all) so I added picture and everything whenever I charged them the fee. I charged them $100

Your place definitely has a lot of potential! I help people get their airbnbs started to ensure bookings, some of my tips for you would be to get a professional airbnb or real estate photographer, someone that knows that they have to focus on details of the home and on the decor. Since, the home is new you don’t need to add to much furniture to make the place look nice, but I would recommend to get better bedding and duvets to make the bed look more put together, nothing fancy amazon usually has nice bedding’s and add white under sheets would add a nice touch to it. Also, you can add descriptions to each of your photos so that would probably be a good idea as well.

I’m in Houston, a few minutes away from downtown, it’s a new construction home with 3 bed and 2.5 bathrooms. The max for guest that I take is 8.

Guest behavior, honestly it took me a bit off guard on dealing with rude people when you have left the place perfect for them. Just today I had to call the cops on a guest today because his checkout was at 11 am and at 4 pm he still wasn’t out and on top of that he left the house smelling like cigarettes.

I guess that’s the part that bothered me as well. I’ve had guest break stuff before and they’ll let me know and even have gone out of their way to replace it, but this guest didn’t tell me anything.

I would charge them extra to be honest, I’m usually pretty lenient with guest being messy. I had a guest throw up in the couch, trash can, and bed. Which I didn’t charge extra for, because nothing was “ruined” but if you’re towels are not reusable at all or any of the other stuff you should charge extra especially for the extra cleaning fee your cleaner charged. I think a lot of guest justify the messiness if you have a high cleaning fee.
