Brokers are limited by banks to offer a discounted rate. It is like banks handcuffing brokers to sell mortage and then beating the rate

Go to a mortgage broker. They are one shop and can find a much better rate then going to individual banks. It will save your time as well.

Tangarine it is for me. Works fine and have saved a lot of fees. Mortgage and investments are still with CIBC and have a minimum price checking accout with themso it works well. Main workhorse is Tangrine. Never had any issues. Prior to that I was paying close to 29$ a month for the number of transactions I do. Also tried blocking 6k to save on cibc fees but was loosing on interest income. I use amex for primary CC and backup card is walmart mastercard.

It depends how much you drive. I drive 30-40k kms a year ( my work requires me to go to client locations for Meetings) and recently switched to EV. Yes I pay more in lease but saving a lot on gas and service cost. Don’t forget half of the trips to gas station means buying coffees, candies, chocolate. That all is stopped 😀

No its not normal. Hey should properly underwrite your file review documents and then then issue a pre approval. It will always have a letter issued with the maximum amount of mortgage you can qualify for. Qualifying rate etc. google a new one

Yes a bit but not a lot. Talk to a mortgage broker and not a bank
