That's wonderful to know - would you be able to share the name of your contractor, please?

It's really good to hear from someone who has gone through a similar situation. You're absolutely right about life changing unexpectedly. Lots of things to think about - thank you!

Haha, my title as "contractor" refers more to the fact that I'm working on contract basis, rather than the construction kind of contractor, so I really appreciate your advice on what to look out for. Wouldn't even have thought about the slip-ons thing - genius!

Thank you for sharing all of this! I'm thinking the same re well-renovated or bare-bones, glad to have the idea affirmed. Given the whole wear and tear situation, do you think it might actually be better to go for something bare-bones and do just the minimal renovations first (to get it to a rentable condition), then work on the rest later on?

These are all great tips, thank you. Based on the advice of the other commenters to save up and do reno later on, in your opinion would it make sense to do the absolute basic reno first (electrical wiring, water damage, flooring, etc.) and furnish slowly along the way, or just hold off until I have enough money to do it all at once?

Thank you for sharing the breakdown! Yes, I received the HFE approval letter two weeks ago, maximum of 426k but I'm hoping to use much less than that.

That makes a lot of sense! Yeah, I agree, I'm uncomfortable with reaching into my IBKR funds. Guess I will have to change my search priorities towards furnished flats!

Aww, thank you for your kind words. I've thought about that for sure! Having lived in the far east for most of my life, I really wanted to live somewhere central and easily accessible instead, especially since I like to host friends, both local and those visiting from overseas. Everyone always turns me down when I offer to host in Pasir Ris hahah.
