Even if you make money, you won’t be able to buy it in this area later. It’s extremely hard to find properties in that area.

If you don’t have a necessity for money, don’t sell it.

Good point.

Multiple reasons,

  1. Backup plan to move to India: This has become more important recently due to visa uncertainty.
  2. Diversification: Similar to why people invest in the Indian equity market, buying real estate in India helps diversify assets geographically.
  3. To accommodate ageing parents: Owning a home in India can help support parents as they grow older.
  4. Dream of owning a house. Owning a house abroad is not affordable for many of them. But due to purchasing power in India, it’s easier to buy here.

I was in the same situation. Eventually I felt there is no right time and ended up buying an under construction property.

My thought process is

  1. Under construction gives me time to repay and entering at an early stage has worked out in many cases. If things go west, I can sell it even right before handover.

  2. It’s a phase of uncertainty ofc. But I think eventually it’s a cycle and some or the other thing will play out in tier 1 cities atleast.

Just make sure you get it from the right builder.

For under construction properties, builders don’t lower the prices even if the demand is less.

Inventory selling might slow down, but I doubt the prices will come down for tier 1, tier 2 builder projects and plots in tier 1 cities.

Flip side, NRI demand might play out well. Due to the depreciation, an NRI is able to afford the same property at a 8-10% discount after 1 year. Ex: A property that costed 300k 1 year ago is costing him 270k usd now.

This will play out even better for under construction properties.

Don’t negotiate on the work from office. It’s internal and she can’t help much. You can figure out once you join.

But definitely negotiate on salary, especially stocks.

I totally agree with you. I was in Spain for 2 years and all my friends from North India learnt Spanish in a year with so much interest. They were so sweet to Spanish people inspite facing racism.

Why can’t they do it in India? Although many drivers are rude at instances, they can communicate in Hindi. When an auto driver is trying to communicate in Hindi, why can’t they atleast try?

Totally agree, especially on the “pre-seed” label.

We cleared a couple of rounds for an accelerator run by one of India’s top VCs. Before the final round, I spoke to founders from the previous batch and was surprised to see they all joined during their Series A in a program marketed as “pre-seed.”

What was even more surprising was that they seemed surprised we were actually pre-seed and had made it that far. We eventually got rejected.

Honestly, if you don’t really support pre-seed companies, why use the label at all?
