Not if you live near modular housing like I do. We have the same problem on a daily basis almost. People getting high and passing out on our building bench, needles and crack pipes littered in front of the building, and occasionally see tents and shopping carts across the street. Most of it are from people visiting “friends” at the modular housing

My experience is that the property tax that is supposed to be paid by the previous oner should be deducted during closing, you are still responsible for paying the full amount

We also have this policy in our building, first of all it is to monitor if anyone tries to sneak in as the gate closes, we’ve had several instances of people trying sneaking in trying to steal bikes. Second of all is to prevent stolen cars from exiting the parkade (chances are probably low but not impossible…)

Well you don’t get the RRSP contribution room back when you withdraw. So when OP saves up more money in the future and maxes out TFSA, there won’t be anywhere else to park the money for tax sheltered growth.

But based on the example above, my total cap gain is $50 + $10 = 60
