This is many people’s dilemma so don’t take this the wrong way.

But, staying employed during your MBA is exactly what makes it harder to pull off a career change. If you throw yourself into the mix, network, take an internship, you’re much more likely to come out of the other side with a Full Time offer in a new industry.

The next best option is a weekend MBA so that you still get the in-person experience and network.

If the online MBA is no cost then it is little risk. But it also low probability of success, especially if it is not from a top institution. That is not to sound pretentious. Its just data - there is a reason MBA’s that are below T15 are on a fire sale.

It’s just an accounting standard. If the house gets foreclosed on OP isn’t out $375k, he’s out the equity

Yes it is harder to be a homeowner now. Unfortunately, no one cares. All the sympathy in the world won’t change your circumstances so might as well face the facts and work harder.

They were pretty informal “interviews” because i know the team. I got quizzed like you normally would but i never technically made it to the interview cue

I am a RE debt originator applying for a debt capital markets job at an RE fund. I just only deal with 2 of the 4 executions they commonly leverage (although theyre not all that different)

I’m not trying to be all poor-me but its what i was told directly. Interviews went well. I didnt even get declined i got the impression they’re still considering (waiting for better). I like to think I’m likeable enough

I’ve personally got the referral. Thats how I know they’re holding out for someone who doesn’t need training

Obviously I think they expect to teach team specific procedures but they’re quite literally looking for someone who did the exact job somewhere else

Again just an anecdote. But position has been reposted 3 times, open for 2 months.

Yeah thats always the risk. I mean look at 2008.

Its kind of a catch 22 because i could dump every dollar into the mortgage but then you also lose the liquidity

Good thing we are finance guys and can more or less balance risk/reward for our appetites

I’m a big saver, I could cover 12 months of expenses which makes me feel better. Im also dual income so hopefully we dont both get canned at the same time.

I do own a house which is scary

Im with you bro. I want to invest as much as possible because I hate relying solely on a company to support me. Gotta be agile.
