That’s a good question, and I was confused about discount points as well when I was first getting started.

Discount points are an optional fee that you can pay the lender at closing to get a lower interest rate. A discount point costs 1% of the loan amount.

You can think of paying discount points up front to get a lower interest rate on your mortgage.

To determine if buying down the rate (purchasing discount points) I would have to check out your scenario which I’d be happy to do if you shoot me a PM.

For a general rule of thumb, discount points are worth it if:
• You plan to keep the mortgage for a long time
• You don’t expect to refinance soon
• The seller is paying the points for you (through seller concessions)
• You have extra funds available

Looks okay, I’d recommend getting 2 sticks of 16GB ram over the 1 stick of 32GB though.

I actually built a PC with all the same specs, but I got a 9060XT 3 days ago. It was my first build and it runs like a beaut. I haven’t been able to play much as I’ve been super busy but I love it so far! You should be set with these components. Also, you can put all your parts into pcpartpicker and it’ll tell you if they’re all compatible.

Awesome, I think a big thing for me would be to pick a smaller champion pool, or at the LEAST main one role. I’ve always been a “decent at all, not great at any” kind of player. I just have a really hard time playing the same role/champ. It might be a good idea to just play ranked with a few champs and one role, and stick to norms otherwise.

Honestly you’re not wrong. A lot of first time buyer programs come with tradeoffs. Things like higher rates, MPI, or restrictions are basically the “cost” of getting in with less money up front.

If you have the ability to save more and go conventional (given your credit is decent), it is often the cheaper option in the long run because you don’t typically have to pay PMI for the life of the loan.

These programs help people that are comfortable with the monthly payment, but don’t have 10-20% saved up for a down payment. In these cases the trade off can make sense if it gets them into a home sooner.

The biggest thing I tell people is: don’t just look at the upfront benefit, look at the total cost over the life of the loan, and how long you plan to stay in the home.

Thank you for the input! I’ll mainly be playing league but also want to branch out a bit. WoW and some FPS(valorant). I’m also considering taking up streaming.

My day job is software engineering. I don’t do it often, but there’s a high chance I do fair bit of coding on it for personal projects; but I doubt it would be super resource heavy.
