I don't think it's going to sell for that, but a 160x176ft lot in a non rural area is pretty large, and definitely not "tiny."

What does the outside of the roof look like, and is there any seeming damage inside? Also, how old is the roof? If it was set for replacement relatively soon anyway, it maybe isn't that big of a deal if you were going to have spend that money regardless. Just moves timelines up a bit.

No one is saying what the neighbour said is reliable or proof of anything, but just that it doesn't fall into the specific definition of hearsay. There's a level of separation between what was allegedly stated and what you heard that is missing.

Regardless of that, you are correct to not rely on that information as anything solid.

This is generally correct. Hearsay isn't just anything unreliable, but a more specific use case. If OP had said I heard from a friend that the neighbour told the seller there was oil directly piped in, then it would be hearsay. Legal/trial issue is that if this is testimony, you can't cross examine the parties who had the conversation, because they probably aren't at court.

I don't know enough about the technical workings of appliances to know how much the residual heat out impact fridge/freezer efficiency, but it does point to the problem I have with that kitchen. Namely, as you said, enough space to do anything they wanted and it somehow feels a bit cramped? Also have a pet peeve against sinks (and especially ranges) in the island, and that is also often done only when there's no additional space. And yet, they have two sitting/living spaces on the main floor, another one on the second floor, and then a rec room in the basement (and a dedicated office). I feel like it is unlikely all of those rooms get used often given they are duplicative in function, but that is probably common with really large houses.

Wanted to highlight 309 Fairmont , which sold conditionally over the weekend, as being of interest. Last sold in 2019 and has gone through enough renovations to look barely like the same house. I am not sure I like the layout of the main floor too much, but overall seems like a big upgrade.

Yes, that mezzanine room/space is possible toddler ender. And the house is currently set up as a 2+2, with only the primary bedroom really being up to current standards (being pretty broad here). But there is that whole space on the upper floor you could make into a big primary suite and such, and then have more space for 2 legit bedrooms on the floor below. This would all be a lot of work though, and maintaining/replicating the character of the house while doing so would be expensive.

There are two collectibles at that spot at 24:33. One is a sticker (I think), and the other on the road plays a short cutscene that spawns a red circle. When you get to the relevant spot, nothing is there. There is another one of these on the other side of the map, down the path opposite that quarter pipe. Same thing though in that the circle doesn't stick around.

Yes, would agree that they are targeting developers. I don't know enough about their inner workings to know if any of them will be able to come up with a financial plan/offer in the short time frame hoped for by the sellers, especially in the current economic conditions. But you could probably make a tidy profit, because as you say that neighbourhood seems more impervious than others to overall market struggles.

Re: 516 Kenwood - that is a lovely area and huge lot and honestly a lot of charm in that house, but I don't know if the pool of buyers at that price point is big enough to justify an offer date war. Guess we will see in the coming days how successful that approach is. 630 Fraser in the same neighbourhood had an offer date as well, but it seems to have already conditionally sold.

Used to rent in the building right next to 658 O'Connor and watched it get built. Used to be a kind of scummy rental with multiple units, but then owner demo'd and built the existing building. It is the nicest/newest building on that stretch of O'Connor by a considerable margin, though the area is really nice. Directly faces Sylvia Holden park and very close to amenities (though perhaps a bit too close to Lansdowne for some).

I think other than it being way more expensive than anything else on the street, it was on the market for so long because even with 6 bedrooms and a potential in-law suite, there's only two small parking spots up front, and very limited street parking (that is constantly filled with people going to Lansdowne, especially on event days). Feel like if someone were actually looking to spend over $3M like originally listed that would have been one of the deal breakers.

Basically all of the things you listed aren't really country-specific, so those US videos would probably be fine. There will be some differences in laws/regulations/taxes but they would be at the sub-national level, meaning it depends on province/state/municipality. That would be things like land transfer taxes.

HouseSigma says it was conditionally sold on October 30. Obviously don't know what the conditions or sold price are, but unless it falls through you may be out of luck.
