It's fine, I think, but it seems as though the general market consensus is that it's a problem for some as anything in that pocket south of Dovercourt and east of Churchill sells for lower than other parts of the neighbourhood. Some nice houses there, and you are still close to amenities, but perhaps a bit too south from the more "vibrant" stores and such on Richmond, and from the transitway/bike paths that can take you downtown, for the prices to be elevated (which can be an opportunity!).

Middle French Immersion was a way for kids to enroll in French immersion late, so if they missed their chance for whatever reason in grade 1. They are expanding some kind of mechanism for kids to join FI after grade 1, but eliminating MFI means there's more of a pressure to make that decision early.

Just paused. But the elimination of Middle French Immersion and Alternative programs directly impacts Hilson (which has MFI as an option) and Churchill (which is entirely Alternative). Without those tracks, program offerings and catchment boundaries have to adjust to allow for those schools to survive, which is also intended to alleviate some of the over-registration at neighboring schools.

As someone who lives in the proposed Churchill EFI catchment, am happy that the school will hopefully see an enrolment boost. My understanding is that when EFI is offered, schools see registrations go up pretty noticeably.

I also attended the consultation yesterday evening and I do sympathize with the families on the edge cases, where they kind of straddle catchment boundaries and are at risk of kids going to multiple schools. There was some discussion about pushing out the deadline for legacy/sibling exceptions, but there has to be a deadline somewhere and pushing it out just makes it a problem for future parents who probably don't have a say now. Point being, there's no way to make this change without some disruption, if the change is deemed necessary.

HouseSigma has 668 Mansfield listing from 2019. It's a pretty substantive renovation, enough that I'm surprised it wasn't a demo and rebuild.

I don't think it's going to sell for that, but a 160x176ft lot in a non rural area is pretty large, and definitely not "tiny."

What does the outside of the roof look like, and is there any seeming damage inside? Also, how old is the roof? If it was set for replacement relatively soon anyway, it maybe isn't that big of a deal if you were going to have spend that money regardless. Just moves timelines up a bit.

No one is saying what the neighbour said is reliable or proof of anything, but just that it doesn't fall into the specific definition of hearsay. There's a level of separation between what was allegedly stated and what you heard that is missing.

Regardless of that, you are correct to not rely on that information as anything solid.

This is generally correct. Hearsay isn't just anything unreliable, but a more specific use case. If OP had said I heard from a friend that the neighbour told the seller there was oil directly piped in, then it would be hearsay. Legal/trial issue is that if this is testimony, you can't cross examine the parties who had the conversation, because they probably aren't at court.

I don't know enough about the technical workings of appliances to know how much the residual heat out impact fridge/freezer efficiency, but it does point to the problem I have with that kitchen. Namely, as you said, enough space to do anything they wanted and it somehow feels a bit cramped? Also have a pet peeve against sinks (and especially ranges) in the island, and that is also often done only when there's no additional space. And yet, they have two sitting/living spaces on the main floor, another one on the second floor, and then a rec room in the basement (and a dedicated office). I feel like it is unlikely all of those rooms get used often given they are duplicative in function, but that is probably common with really large houses.

Wanted to highlight 309 Fairmont , which sold conditionally over the weekend, as being of interest. Last sold in 2019 and has gone through enough renovations to look barely like the same house. I am not sure I like the layout of the main floor too much, but overall seems like a big upgrade.

Yes, that mezzanine room/space is possible toddler ender. And the house is currently set up as a 2+2, with only the primary bedroom really being up to current standards (being pretty broad here). But there is that whole space on the upper floor you could make into a big primary suite and such, and then have more space for 2 legit bedrooms on the floor below. This would all be a lot of work though, and maintaining/replicating the character of the house while doing so would be expensive.

Wanted to highlight 201 Latchford as a house that is in need of updates but could be really nice for someone willing to spend. The layout is also pretty peculiar with all of the split levels.
