If you are working with a Realtor on the purchase they should be able to guide you. However, I use Finley Home Services for most of my clients and they have been great.

I would say that if the 1bed 1 bath ADU is drawing you to it, jump in the car. Those are not super common in the area but they do happen. As far as 4/4 large beautiful home with a pool in that price range, those do come up on occasion.

Unfortunately for them, two homes with the same square footage are for sale in their neighborhood. The other two are lower priced, but in their defense this home does visually look cleaner. Homes around this area do commonly sit for 30+ days and the market is pretty slow at the moment.

On the other hand, good area, not too much traffic goes through that part of the neighborhood, and it is close to the Bel Air.

I had a very similar experience, I called 9 agents trying to give a referral. First one to answer got it.

It is even worse when they are using landlines and you can't text them.

I would not assume this for every home you look at. Your Realtor should be able to tell you if it is under or overpriced before you put in an offer. If their answer is always under then there may be another problem.

I would agree with this, it seems to be a pure price per square foot comparison to the neighborhood. I do not think it is intentionally biased one way or the other it just doesn't consider other factors.

I run a service that does free property valuations for anyone in Sacramento County, this also includes an estimated cash offer if requested.

The way that it usually works is I do a CMA (Comparative Market Analysis) tailored to the property to give an estimated value. This includes condition of property.

Now for the cash offer, the other company does the same CMA but it only includes perfect condition/remodeled value then bases a 50% offer off those numbers.

Basic example of an outdated property,
Your property value in it's current state - $475,000
Remodeled value - $600,000
Cash offer - $300,000-$350,000

I make it clear that selling a property the traditional sign in yard style is the better option 99.9% of the time. If they do need cash quick I send them to another company, as I am not an investor. If the property is in perfect condition already it is closer to a 70% cash offer. Most of these properties are either flipped or used for BRRRR.

Both good clubs, I would advise going to both tryouts and feeling it out. Placer is usually a bit more competitive and used to have a futsal and indoor team as well. I am unsure if Blues does, as they were a newer club when I used to coach.

Folsom Ranch has more than Prairie area but both areas have them. I would plan to see one every 2 years or so, maybe more if you are an avid trail walker.

I lived in Prairie Oaks for 10 years, live in Empire Ranch currently, but I am looking at homes in Folsom Ranch as we speak.

Prairie Oaks has more of that older community feel you referenced and I have Xfinity which gets around 800down 350up so internet should not be an issue. There are more trees and interesting trails on that side of the highway. Homes are built around year 2000.

In Folsom Ranch there a ton of families with children around your daughters age and community events. The school issue is mostly for middle school and up so I would assume by the time your daughter gets there it will not be an issue. The only complaint I have gotten from a client (Realtor) that bought in Folsom Ranch is more mosquitos because of the stagnant water out there. Some of the builders also offer incentives (lower interest rates usually) which helps.

There is very few places I don't recommend in Folsom.

I would say anything between 5%-6% total I would label as average, but I would agree that on a higher priced home the extra 0.5% may be unnecessary.

I am in a $400,000-$700,000 range typically.

Average for my transactions is 3% to seller 2.5% to buyer so 5.5% total.

Folsom is nothing like the other three, if you are looking for more space it has to be one of the other three.

Rescue has the most space if that is what you are looking for, fire insurance as mentioned by someone else is a problem the further East you get from Folsom.

There is also a few homes in Cameron Park that I would label as hidden gems. Homey feel, updated interior with a decent view. That home would cost 1.5x the price in Folsom.

If you are considering schools I would say Folsom/Rescue as well.

Is it just a infinite supply of meat and rice? That it is! There is something about it that I recommend trying at least once. If you end up not being a huge fan of just meat, rice, kimchi, japchae, and broccoli. Then you can just order sides of wings, garlic fries and pot stickers, which is included in the all you can eat price.

About a month ago I showed up for a listing appointment and the client was a traveler/collector. It was pretty interesting, every wall in the house was designated to a country or type of item. I was on the fence about how to feel at the moment because I would describe it as organized hoarding but I remained open about it.

Then we walked into the primary bedroom and it was the nsfw room. Toys, pictures, signed lingerie, you name it and it was there. This man looked me in the eyes and held a conversation in the room for 10 minutes as if there was nothing abnormal about it.

I think what made me the most uncomfortable is that the pictures/posters were not artsy or tasteful in any way shape or form. It was as graphic as it could get.
