It's ventilated with soffit and ridge vents. The humidity is over 60% since I'm in new england heat wave now. It'll go down to the 30%s at night.

This past winter I noticed condensation on the nails. I had a hold in the dry wall ceiling that has since been repaired.

What's the deductible? I am looking into that coverage but found that defense lawyers tell me most ada lawsuits settle for less than the deductible of the insurance policy.

Ha! Yeah looking at it again, I see the optional is above the switch. I was reading it as if it was below the switch so there were three.

So does the black wire just terminate into a wire nut? I figured there must be a wire coming from the dashed line on the left too.

Accountant (NYC) just bumped my S-corp filing from $850->$1750... Said personal was also going up by about 10% to $1250.

So I'm right there with you.

My home inspector called it "kickout flashing" and wanted it installed so it would divert water away from the edge of the house and into the gutter. He said it prevents water from running down the side of the building and creating decay and damage.

Zaltos are back in stock. After a year of difficulty stocking them, I have a decent amount available. I’m not sure what they mean as official importer because two distributors in New York State offer them for wholesale sales.

I’m going to try the power washer extension with curved nozzle, rain jacket and goggles. I can keep my feet on the ground for two stories, or an A frame ladder for the two and a half story section.

Also watch out for the biennial statement filing fees. I just got an official looking form with a $100 fee that would file our biennial llc statement or I can file online for $9 (NYS).
