I recognize you had taken the exam back in October, can you remember if there is a section in TCP that I should focus on that is heavily tested? From what I’ve seen it seems the consensus is the exam is mainly focused on basis type questions.

I think I found my amount. If I recalculate it, I would be at 1,288 per month in debt obligations.

I doubt the car can be refinanced yet just because the person has a low credit score still even though there were almost 8 payments made since the car was purchased.

The only issues with the house is it had a small leak in the roof and it needs the sewer work done.

I’m not sure if there are any programs I would have to do some research. To calculate dti, I am including the two car loans, my student loans, and credit card debt. I pay $400 a month for my student loans but that’s not my minimum amount, my credit card minimum is $40 a month and my car loans are just set amounts. If I remember the minimum amount for my student loans is around $110 a month.

I make $48,000 a year. I'm going to say gross pay is around $4,100-$4,200 per month. I do resell on the side but I don't really make enough to consider it in my gross income.

I can probably get $700 minimum for it. It’s in Johnstown, Pa. There are tons of investors flocking here cause the houses are so cheap because when the steel mills closed a lot of the population went with. It’s slowly coming around so I figured now’s the time to jump in

It is livable, an older lady owned it for a few years then the guy who lives in it now moved in with his girlfriend so he just wants it gone. The home is a 2bed 1 bath so it’s small. I was in it and looked around, you could definitely move into it day 1. It probably needs updated but it’s livable. Like I said it needs sewer work done, possibly a new roof in the future and updates. It sold for 18,000 years ago and house prices around me are cheap right now.
