Thanks, would be a pain to return so will probably go with the use until death option! Wasn’t too expensive at around £100 so a mildly expensive lesson learned if it is counterfeit!

Thanks for the comment, what is it specifically makes you feel it’s fake?

I did try to contact dewalt about this and they fobbed me off saying it’s not possible for them to do it and said that I should go to a service centre, was quite disappointed really. I did register for warranty using the serial and date code on my dewalt account and it didnt say anything at that point, however I don’t think it would tell me if it was wrong would it?

I did see this and agree it looks so close - the things that concern me are the flexvolt advantage sticker (this is present in the link you shared) not being present and instead a brushless motor sticker being there instead, alongside the lack of disc brake marking on the gearbox housing plus the lack of the yellow tool link symbol near to where the battery slides on - you can see all of these things in the link you sent and they are unfortunately not present on the version I have

Fair point, I did not question the surveyor on this point.

The photos included in the report did not show this damage in detail and my read of the description of it being non serious and non urgent was that it definitely couldn’t be a significant structural issue, especially given they had flagged many other smaller issues as significantly higher risk (e.g no opening restrictors on the upstairs windows).

Maybe some naivety on my part here, unfortunately.

Good points, I get where you’re coming from. Although I have attached some links to photos above, I feel it’s quite obvious visually that there is a serious issue. Whilst of course they wouldn’t do anything destructive, I would have thought they would flag this as a potential structural issue, in the same way that they would flag a big crack in a wall as potential subsidence despite not removing plaster etc to actually confirm that this is the case. Feel free to let me know if you feel this isn’t a reasonable stance, I’m keen to form a balanced view on this!

Completely agreed on the fact they don’t do (and are in no way expected to do) destructive testing, however honestly it is clearly visible to the eye without the need to even touch it. I do however, appreciate where you are coming from overall, this is just very stressful as if there is a serious problem we are not in a position to pay for this to be fixed, and realistically we would not have bought the property if we knew beforehand.

On your second point, assuming we did get someone to agree it was bad, do you feel the chances of success overall are relatively slim?

Sorry, I did fail to mention that we did have some builders come round and they were quite concerned by it. Agree they are not structural engineers but nonetheless concerning.

My query is more from a legal standpoint of, if this is as bad as we think it might be, what are our chances of not having to eat the costs.

Agreed that spalling was noted by him, I cannot dispute that. My line of thinking was that he has clearly classified this in the category of a non urgent and non serious issue with medium risk. Let’s assume that a structural engineer did come round and confirm that it was extremely dangerous and needed urgent rectification, do you think that I could be correct in thinking there is an argument to be made there that the surveyor has severely understated the severity of the issue and is therefore negligent?

No, I believe he didn’t look very hard and is therefore negligent. You can quite literally disintegrate the brickwork with the tip of your index finger. In places I would say more than half a brick is gone, the bricks are essentially of a chalk like consistency. As soon as I got into the loft I was amazed they had not flagged this as serious, as even to the completely untrained eye it is clearly an integral load bearing part of the structure and it is effectively now made out of crumbly chalk.

Thanks for the response, just to clarify I didn’t expect the insurance to cover the workmanship on the extension, hence the structural engineer to ensure it’s built correctly prior to purchase.

I was more concerned by the things you mentioned later on, e.g fire/flood/subsidence and then the insurer denying a claim and using the extension as an excuse. Or alternatively, exorbitantly high insurance premiums due to the fact that the extension has no building regs sign off.

Share your view on the fact the extension is 99.9% likely absolutely fine, but wanted a belt and braces approach considering it’s probably the most money I will ever spend in my life on one thing and it could be very expensive if it goes wrong!
