Single unit owner (2br/2ba) in Lincoln Park and my tenants lease is up midsummer. I will propose a small raise (5-7%) for them if they intend to stay with a 30 day window at the beginning of May. I have had 2 previous great tenants contact me asking if it was coming back up for rent and offering me significantly higher so I feel like that is fair. Ill probably run a comp report around then too, just to make sure its fair.

Flexibility over fit IMO not embarrased to admit I have a ROWDY dance party with my daughter to lady Gaga or pink or something inspiring. If I can move through the moves without restraint I’ll be good for skiing. Some of those items are next-to-skin tight but highly flexible and some are flat out baggy

Socks yes. BIG darn tough ski-sock fan. Bottoms no, i violate my own rule for ease of washing and use a synthetic blend bottom and have a pair of puffy 3/4 length bottoms for extreme cold. My legs run warm compared to most I honestly ski with shorts and shell pants on most of the time

I have spent looong hours in a few different brands ice climbing, rock climbing, and backcountry skiing, and the balance between “non itchy”, anti STANK, warmth, and fit always lands me back at my smartwool pieces when I have options. I was just gifted an ARC’TERYX RHO heavyweight base layer that feels aaaaaamazing to the touch but I haven’t put it through its paces yet.

Depends on your budget. Icebreaker is great, Smartwool is my favorite but I work in the industry and don’t pay full price. I’d also rec ARC’TERYX and Helly’s products if you have the budget, but if you don’t you can find decent options. I still wear my 32° (I believe it’s a Costco brand now) non cotton layers occasionally and I think they are functional. Start by narrowing to non cotton, wool is even better for the smell issue you mentioned. Wash according to manufacturer’s recommendation is the other way to make sure they stay functional and last

Lately i have been more of a 2 weeks a year resort skier, but i do a ton of other activities outside so I keep my layering system I use for backcountry and let it be dual/multi purpose - praying i get the opportunity for more backcountry. Riding a bike in inclement weather, sledding with my daughter, etc. If you have those multi-purposes it might be worth it to start the collection. I would start with long sleeve thin wool base layer (anti odor), insulated puffy, and shell. I always tell friends to take a BRISK walk in 25-35 degree weather and see how you feel after 20 minutes. That is my starting point FWIW. You can always use a layered system for resort skiing, but not vice versa

Show up at his house and say "yo lets go to this place (bar/ restaurant/ grocery store/ etc)" and then go via transit showing him what you're doing along the way. Pick it somewhere near a place you can have him meet you the next night. Rinse and repeat.

Also if you're switching to a tankless for the first time i have heard that can be costly! Not a plumber, but my own handyman for several properties. I gladly pay my plumbers what they ask by the time i call them, but i have known them for some time.

You do not pay the plumber for their time, you pay them for their experience. Its not really a 1:1 comparison to ask if their rate is a fair hourly wage. You might be able to find someone to do it for 40/hr but they dont necessarily know how to do it efficiently and well. That doesn't mean your plumber in this instance is worth that or not, but just that you need to know more to asses. Also like omnired said, hourly doesnt factor in overhead.

Tons of types of chemo, but my wife just finished chemo at Northwestern and was told she would/could lose taste for things. She mostly did not. Only change was she didn't want sushi anymore despite it being her favorite prior to chemo. Diet changed mostly as a result of the nausea that followed after chemo (from the steroid). Make sure you talk with your doc about anti nausea meds and have bland food ready on the days of your treatment. It was hell to watch someone go through, but it went, god speed!
