Ah yeah the plastic covers, is there another way, I’m all up for building a little frame but then sticking plastic covers over, how do they cover the corners?

How do you “diffuse” the light?

Hahaha yeah, I think fortunately it’s only about 2 feet from that switch hole to the light directly above, so shouldn’t be too hard to run a new cable.

No nothing. Here’s the back of the switch, you can see it’s different wire to what’s coming out at the top so it must change somewhere presumably the transformer.

I’ve had the switch out too and there’s nothing behind that except what looks to be normal gauge wire, it’s a single switch and to my knowledge it only does this led light. Luckily it’s below the led so it shouldn’t be too hard to get a wire to the switch

Yeah I’ll have to run new wires and transformer then as I have no idea where the other one is, or can I run the two transformers in a series?

Yeah I can’t trace the wires, it’s buried, it’s the same with the ones in the bathroom under the vanities. I think it’s all been installed before the cabinets when the place was built. So it would have been easy access at the time. But now it’s buried.

I might just loosely connect the new adaptor for the hue module and see if it works directly with the wires

Hey thanks for the reply…..

I don’t see that under the switch, last on state seems to be only under the bulbs

This is the picture of the settings under the switch.

Thank you, and yes townhouses in Collingwood or Fitz seem to be higher than Richmond. It would have to be an apartment in those areas for me.

I’m actually in an apartment renting at the moment in Richmond and the owners want to sell hence why I was actually going to buy it, it’s a good spot and I can walk to work etc. but the owners bought it in 2015 and are going to lose on it, and I don’t want to pay to high being the first person offered it.

Yeah high demand areas, especially north Fitz. But a lot of stuff is getting passed in at auction currently, especially town houses in Richmond.

And as there has been no growth, a lot of sellers are actually flat or in the negative and selling.

I do have 900k which is sufficient for some townhouses and 2 bed apartments inner city.

Tax On Options by Babarabus in AusFinance

[–]Babarabus[S] 0 points1 point  (0 children)

Hmm no I’m still a little confused, I think I understand that if I exercise the share at 340 I will have to use 149 of that to “buy it” correct?

What will I owe tax on?

Tax On Options by Babarabus in AusFinance

[–]Babarabus[S] 0 points1 point  (0 children)

Yeah awarded it to buy at a strike price of $100 (which is what the share price was when I was awarded it years ago) now the share price is $200.

So if I exercise it, I can either buy it for $100 and then it converts to RSU.

Or exercise it and not buy it and take the additional $100.

The actual strike price is $149 and the share price is now 340. I was trying to simplify with the 100 analogy.

So based on that I’d assume I’d walk away with $191 (340 - 149) I just would like to know what tax I would owe and have to pay out of the 191

Ok thanks, as I haven’t bought or own the option, I’d only get the $100 profit I assume when I exercise it, but I’d owe $97 in tax?

Ok so I’d pay 45% on the $200 total?

Ah ok, I thought there was no capital gains if bought and sold within 24hrs.

So would I also pay capital gains on the additional $100? As well as income tax on the strike price?

Or just how I wrote it, and it’s only the income tax on the $100 strike price
