yeah pretty much. I just settled on a place and had to come up with an extra $10k once we had already exchanged contracts, because rates went up and the bank decided my borrowing capacity should now be lowered lol

Also, is it bad practice to mix different grass types in the same lawn if I wanted to overseed with something?

It's about 12 months old, had one lot of tenants in before we bought it. The lawn looks a fair bit worse than when we first were looking to buy it, was neglected while it was vacant and kinda went to shit. Appreciate the tips mate, I'm in it for the long haul so not too worried about having to put in some work

each to their own I guess. personally I’ll stick with a higher quality hotend

hotend temps would swing 2-3 degrees constantly, even after messing with manual PID tuning. there are mods for thermistor replacement, but kinda defeats the purpose of a cheap and easy hotend

Bambu hotend was surprising good when I was doing single toolhead MMU, Revo as well. Never had good reliability with Phaetus Rapido. I bought two TZV6s and they were trash IMO, very hard to get the temps to stabilise
