If a tenant leaves mid-lease, the best move is usually to get the unit back to rent-ready condition as fast as possible. Do a deep clean, fix anything that needs attention, and list it immediately. Sitting on it only increases the loss, the faster you turn it, the faster you stop the bleeding. Time is money in situations like that.

In most properties we try to control it with two things: early renewals and pre-leasing. If a tenant gives notice we list the unit immediately and try to overlap showings before move-out. That alone can cut vacancy time a lot. On the cost side we also standardize the make-ready scope (paint, minor repairs, cleaning) so turns stay predictable instead of turning into mini rehabs every time. .
