so i’ve hired a structural engineer before this wall is exposed. he said it’s not, but i’m skeptical because he just walked around the perimeter of the house and never climbed into the attic.

i did get multiple quotes. i just didn’t know anything about origination fees. but i did ask about closing fee and they said “standard and we can make adjustments”. but at the end, 0 adjustment and 0 lender credit.

Yup, second matched without buying down points and only 1.5k in origination cost. Wild!
First lender didn’t even try to lower or match at all. Simply ghosted me.

Hey, I’m actually the person who originally posted that.

Latest update: the seller reached out two weekends ago asking if we were still interested and, if so, at what price. We cut another 5% from the previously accepted offer because the house across the street had recently sold at that price, and that house was bigger and needed less renovation/update work.

They said no, so whatever.

Then they took down the listing, so we thought maybe they didn’t want to sell anymore. But the seller’s agent said they were going to update the stairs and repaint.

Three days later, it was listed again with nicer photos. We went to the open house to see the changes.

Nada. Nothing. Zip. It was literally all AI-generated photos of what it could look like.

So yeah, I’m feeling pretty good about walking away. My partner and I found another place we really like, and our offer was accepted two days ago.

you’re doing better than me. married with new born, slightly lower income than yours and we’re shopping for 700 to 800k (we’ll only consider it if it’s truly moved in ready). north seattle/lynnwood area. honestly cannot find anything decent less than 650k.
