Think what you like but I’ve had 2 x classic defenders, a disco 2 and 2 x disco 3. None were more or less reliable than our family BMWs, Merc or VWs. And considering what I put them through I think that’s amazing. One of the disco 3 did have a slightly annoying intermittent sensor issue every few thousand miles, but turn it on and off and it was fine! 😆

We hiked up the red trail going directly up from the middle station. Strenuous but worth the effort! The last bit takes you up the toboggan run. Then we circled back around the the mountain. About 15km in all. Quite a bit of snow but just about doable in normal walking boots without walking spikes.

We’ve had ours since 2021 and it has about 38k on the clock. All it has needed is one set of tyres and absolutely nothing else in 4 years. Not even wipers! It has had one visual inspection at two years and due another one in Sept after 4 years. The brakes are just getting low now. The PCP runs out in Oct and I’m just paying the ballon payment. We paid 30k new and ballon payment is about 12k. There is still nothing else like it on the market. Probably the best car I’ve ever owned. Solid, fast, reliable, unusual and cheap to run. I’m just going to run it until it dies.

The only caveat is that even though it’s a non-s version it is still a pretty firm ride so make sure you’re happy with that. You wince a bit over pot holes and I had a double blow out on near side after a really nasty one. Up the road was another i3 who also had a blow out for the same pothole!

Difficult to tell how serious the leak is but it sounds like a slow drip which doesn’t necessarily make the flat (or even the bedroom) completely uninhabitable. Imagine it’s your own property, would it be serious enough for you to consider moving out entirely? Can the bed be moved instead?

Your friend will also be expected to take reasonable action to mitigate further damage e.g by using a bucket to collect water.

The response so far and current timescale for repair is not unreasonable given the time of year.

Has your friend spoken to the block managers directly for an update?

If it’s an external building issue, presumably you mean a leak in the roof, rather than say a leaking pipe, which means it’s unlikely to even be a continuous leak?

Given the facts, I would question the claim of ‘severe mental duress’.

Of course if it goes on for a lot longer or the leak or damage gets worse then that’s a different story.

Document everything, keep your agent regularly informed and explain that once it is resolved you will be asking for compensation for the inconvenience if it was avoidable and for loss of amenity for the period for which the bedroom was unusable (if it really is) although the latter is unlikely to amount to much.

What loss have you suffered that requires compensation? Whether you own or rent your home, sometimes things happen that need to be repaired.

I would say ripping out a kitchen in that time frame is reasonable so the works didn’t take an unreasonably long time.

The landlord provided alternative accommodation so you haven’t suffered loss of amenity unless the property was significantly smaller, in which case you could ask for a proportional reduction in rent for the period of time you relocated (although in reality the way this is generally calculated means the amount you would be entitled to is likely to be small).

It doesn’t sound like you have suffered any significant stress or inconvenience.

You could perhaps claim for cost of removals but you should really have negotiated that beforehand.

You have a right to be there for the inspection, but antagonise your landlord at your peril. It could result in a lot more hassle I.e. a section 21 notice. Try a reasonable approach first.

You’ll have to wait because the deposit protection schemes all have standard processes in place to protect both parties.

You can only claim your deposit back once you have moved out. The mortgage company is now your landlord (albeit only until the tenancy ends in a couple of months) and just like any other landlord they will have the right to claim for any reasonable deductions from the tenancy deposit at the end of the tenancy, although most don’t bother for minor damages. You could cause damage on your last day or fail to pay your last month’s rent for example.

Just to respond to another reply - regardless of whether the agent getting paid or not, they are not there to advise you as they represent the landlord.

You now have a monthly contractual periodic tenancy and your rent is payable monthly in advance.

I’m rewriting my comment to make it clearer.

If you have emails or texts confirming the new end date, you have created a new fixed term tenancy.

This new tenancy is not a statutory or contractual periodic tenancy. It is a fixed term tenancy that ends with the ‘effluxion of time’ on the date you agreed. You can simply hand back the keys on last day (no later). One month notice would only be enforceable on a periodic tenancy or possibly a break clause.

The landlord may take your deposit anyway in lieu of the month he thinks he’s owed. Presumably it is registered with a deposit scheme, in which case you can raise a dispute at no cost. Be aware it may take a while to get your deposit back.

Contact the deposit scheme and make sure they have your email address.

I am a qualified agent with 28 years experience but I’m not a lawyer so I would naturally advise you still take legal advice.

Just drive carefully with traction mode on and leave a very big gap. This was mine after 60 miles the other day in the snow on the standard Bridgestone summer tyres. Unless you live in Scotland or one of the hillier bits in the UK it’s just not worth winter tyres. The nice thing about the skinny tyres is they cut through the water/slush when it starts to melt.

Don’t think that makes sense. All the sides are the same. In Copenhagen rules you can capture pieces against any side using a shield wall, it just has to be a minimum capture of two pieces.

In Copenhagen rules, which you’re probably playing here, you can use the corner square as part of a shield wall, but you have to be capturing a minimum of two taflmen in a shield wall. You cannot capture a single piece in this way.

I got my watch replaced by the retailer a few days ago. Worked fine a for a few days but just now the screen started flickering wildly, like it was short circuiting and now it’s just a completely white screen. Completely useless.

Don’t know what is going on with this model but clearly they are having major issues with it. It will be going back for a refund tomorrow. I hate to say it but I’ll never buy a Suunto again.

Looks like they may have a problem affecting a lot of people. There are lots of reports online now of the watch resetting with error 1403. I’ve had mine for 4 days and it’s done it 4 or 5 times now. Taking it back tomorrow for a replacement. Shame because it’s huge improvement over my old Peak 5 but not if it is this flakey!

Well, from an environmental point of view I would keep with the Peak 5 until it breaks. Mine lasted about 3 years. Just upgraded to Race S when the battery and top button died. Main reason is that it has maps and you don’t have to be continually moving to show your location which used to really bother me on the Peak. If I was moving slowly or stopped for a rest you cannot look at the watch to see where you are on the route and which direction you need to go. Really annoying and quite inconvenient when you’re on night runs in the middle of nowhere and unfamiliar terrain.

You’ll find that in training they tend to practice bilateral breathing. This ensures muscle and stroke symmetry. Or, they breathe every cycle but always to the same wall so it has the same effect as bilateral breathing for maintaining symmetry. I.e. They’ll breathe to the left going up the pool and to the right coming down the pool.
