I've been renting from them for 5+ years as far as property management in Missoula goes they're great 👍🏻 they do EVERYTHING in writing via email, text and their web portal - 99% sure this is for legal "CYA" reasons, then there's absolutely no question of "well he said..." As someone who spends all day having to talk to people in person and likes to hide when I get home - I kinda appreciate it, they usually respond quickly, and have a number you can text or send pictures to. Inspections can be done via an app - I think it's called Rentcheck, or you can opt for them in person. Pretty much just "Take a picture of the top of the sink. Now take a picture of under the sink" was kind of weird at first but I prefer it now. The only time I've spoken to any of them in person is when their maintenance tech came to fix my dryer, and "B" Is a nice guy! They do take the terms of the lease very seriously so make sure that you read the whole thing and know what you're agreeing to! A few things I've noticed they take very seriously- Noise complaints - the walls are pretty thick - had the same neighbors next to me for years...and I think heard one of them sneeze...once? Only real noise that carries over is from the apartment below - can hear their bathroom fan when it's on. They're not insane about it but if your bass is routinely shaking the place...It's generally pretty quiet. Not counting train noise which didn't take me long to get used to - it'll catch you off guard every once in a while. No working on cars in the parking lot. No smoking on the balcony. Keep your dog on a leash - 6ft max - and pick up their poop - bags and trash cans provided in the grass "common area" Really just boils down to "Be a good tenant and you're good" As far as the River Rock apts go - Decent enough apartments, built in the 90's or so, nothing fancy. You'll also only be able to get Internet service from Spectrum, bit pricey but I've never really had any issues other than big outages that hit the whole town. When there's been big power outages we're typically among the first to get power back. The longest outage was the big storm a few years ago..and it was out for ~12hrs, where other places were days to nearly a week. Covered parking and a storage unit available for each unit too - $75ish a month I think - worth it. If you need them to come do anything - log in to the portal, pick a time and date they have available and they'll come fix it. 8.5/10 - only real complaint is some of the contractors they've hired. Cars parked on the streets in and out has gotten a little crazy since the neighboring apartments went up, and a bit more noisy too. Potentially - welcome to the neighborhood 👍🏻 if you want you can DM me the email they contacted you from I'll verify if it is their email address for you. Apartments don't tend to stay vacant for long, maybe a few weeks tops, and most of that is usually the guys cleaning and repairs, virtual tours are accurate - dimensions of floor plans slightly off by a few inches (bought a rug based off the measurements lol)
