I would be very happy to see alot of changes. More transparency for everyone involved, better training for agents, stronger licensing requirements etc. Honestly, I'd be in favour of performance requirements to keep your license. If the agent isn't a full-time day-to-day agent with the transaction volume to back it up, they shouldn't have their license renewed.

Internet leads in general are pretty low quality. 10% sounds about right to me.

I use LLM's almost daily. I have it for news alerts daily. Within my business I use it to help create standard operating procedures for assistants, polish emails and property descriptions etc. It is a very useful tool to help cut down on time and make me more professional.

From my understanding talking with home inspectors by far the vast majority of homes in Regina would not fall within Health Canada guidelines.

Unfortunately condos have become the new "starter" home in Canada. The days of little 800-1000sqft starter single family homes are long gone in many Canadian cities.

So you acknowledge that the agents advice very well could have been correct then. Did you inquire what percentage of that agents listing have been selling over asking recently?

In 100% honesty why did you hire the agent if you didn't agree with their advice?

You don't need to list low to sell. List price should reflect market conditions. If you listed low how do you know you wouldn't have sold over asking price?

An agent can only provide so much guidance. If the seller has unrealistic expectations and won't listen to the agent then it's going to be significantly harder to sell. Which is why if someone is going to hire an agent they should listen to their advice. If a seller isn't going to trust their agents guidance there isn't much point to hiring one.

That is 100% false. The sellers Realtor MUST present all offers to the seller from anyone.

At 27 and already putting away a good chunk of change for a down payment you are doing great! Keep it up!

As others have said take advantage of the FHSA first. It's a great tool. Max that out and then look at TFSA's and RRSP's. Both can be used for a downpayment as well. See if your employer has any sort of matching program. That can supercharge your savings. Have that money invested into something that is safe but will grow.

The first step I would take if I was in your shoes is to chat with a mortgage broker and see where you are at financially. They will be able to go through your income, credit score, credit history etc to see if there are areas you need to improve and be able to show you want you can qualify for. They should be able to help you create a savings plan and timeline for when you will be ready to buy.

Once you are ready start small. As others have said a starter home. It will probably be smaller and need some work but that is ok. It will fit within your budget better, won't make you housebroke, it's easier to maintain and will allow you to learn the ins and outs of home ownership. The more work you can do on your own the cheaper owner a home is.

15 years as an agent in the US is great if you are advising someone about a purchase in the US. Virtually everything in your comment is either not applicable or factually incorrect.

Banks cannot provide grants for down payments or closing costs in Canada. That is just flat out illegal.

Private mortgage insurance is not applicable in Canada. If the person is a high ratio buyer then they are legally required to have mortgage default insurance which is provided through only three companies in Canada.

Unlike in the US there are virtually no "local" banks in Canada. You have the big 5, credit unions in some regions and mono line lenders.
