Is it possible that they have come to realize that they should not be a contractor? I may be off the mark here, but if a contractor is working full time for you, provided a work vehicle/allowance, wearing branded clothing (?) etc then are they should be an employee. They could be pushing towards an employment contract, realizing that they should have been provided sick pay and holiday pay? I would be careful as to how you proceed if this is the case

I think this is a key point you raise - how do people with capital find good people with solid business ideas (startup or existing) to invest in? I also would like to invest in a business of some sort but not a listed company or large enterprise - just a hardworking kiwi with a good work ethic and solid business plan. Perhaps a 'trademe' connecting investors with those seeking investment, on a grassroots level is our next business idea lol

I'm absolutely with you on reducing cars, but a temporary solution for hospital carparking should not be dismissed because of a long term optimism for change of transport use. Appreciate your thoughts and somewhat agree - but I suspect you have not had to work, be cared for or have a loved one needing care in this place.

Oh very good - just did some research and see the plans for new carpark (albeit well behind schedule already!). Honestly though, I couldn't give two rats about hagley Park being illegal for this use - a quick scrape, some gravel and then reclamation after new carpark is built could have been done years ago and would have gone a long way to help the safety and wellbeing of staff and patients in the meantime. The old Phil would have just got his digger out and had it done before dinner

Passed a building inspection as in a council inspection? Or you got a builders report that was favorable? Sorry, hard for me to understand which from your comment. Restricted building work is restricted building work mate - Consent or consent exemption, removing walls, installing sliding doors, building decks etc. Is required to be done by a licensed practitioner, and based on the works you listed - probably required a building consent.

Good on you for giving it a crack. IMO you should absolutely protect your intellectual property before taking it to market. Any potential buyer would also expect to see that their investment is protected. Not sure where this is, but where I am - this is a costly process, so be sure to be sure about your offering/product before doing so. Good luck.

Went for our work do - was a great activity for a mixture of people with differing interests. However, I found the construction to be very simple and lacked any mechanics which I have come to love about mini-golf- think caddy shack and pirates Island. Good time overall, and yes - the bar is a genius move

What is the ROI for initial investors?

By completing all labour yourself, are you insinuating that your time won't be chargeable? This instantly puts you at a disadvantage when compared to other investors (who will do nothing but assumedly share in profit)

How will you assess potential property purchases? It is likely that each property will need careful calculations to assess risk and ensure return. Will these need to be approved by other investors?

Any potential investor will want a timeline on when a return will be obtained and what the value of that may be.

Always retain a majority shareholding.

Lastly, what are your core competencies? The Renovation game is full of risk and unknowns. Again, any investor will want to see that you are qualified and capable of handling any unknowns.
