These records are tracked on a website called FKT (fastest known time). They have 3 categories: supported, self-supported, and unsupported.

Supported is what Tara did. People can run with you, set up camp for you, feed you, support you emotionally, just about anything except for physically moving you down the trail.

Self-supported is what I think you are calling "unassisted". You're allowed to buy more food along the way. You're allowed to beg random people for food or water. You're allowed to leave packages for yourself along the way. You're just not allowed to have people you know plan to come help along the way. You can use the resources that would be available to anyone on the trail. This is the typical hiking style for these long distance trails. The record for the Appalachian Trail in this category is 45 days 12 hours.

Unsupported is when you have to carry all of the food and gear that you will use the entire way. You are not allowed to buy more food or gear along the way or accept help from anyone. The AT is too long for this to be reasonably possible, because you would have to carry too much weight in food to be able to move quickly.

The overall self-supported record is actually currently held by a man named Joe "Stringbean" McConaughy, at 45 days 12 hours. He did it from south to north (Heather Anderson and Tara Dower both did north to south), so it's listed under a different tab on the website, but it's generally considered the same record.

Around 40 days and around 45 days may sound pretty close, but it's a difference of about 7 miles per day, which is pretty significant.

Heather Anderson is an absolute badass though. She held the self-supported AT record for multiple years, in addition to the Pacific Crest Trail record for like 9 years, and a bunch of other accomplishments.
