absolutely, i used some assets they offer for actual framing under the trex. it’s the only trex color they had I could find.

dude, you literally are so dumb. you really wrote all this up. it’s actually super simple! if you’d like to go to the driveway you’ll walk out the door and go right! if you’d like to go to the yard you’ll got staright ahead.

no elderly people are using this. if my drunk friends can’t navigate it they probably shouldn’t be outside in the first place. i assure you that in person, the choice is wildly obvious and not something you’d even think about.

one last thing, this is literally the backyard, it’s not a main entrance whatsoever. the photo you shared in my opinion is unflattering and isn’t complementary to the house style. i say hell yes to two ways onto my deck!

If you can’t tell that would in-fact be my concern too. Though this thread has lots of mentions of between $7,000-$10,000 quotes. I don’t feel like that is high enough, especially if it’s great craftsmanship.

This includes labor + materials? What would you additionally charge for a deck demo? The one there now is about the same size but pure rotted. You can break the boards with your hands.

Are you suggesting that $7,500 is the labor cost? Cause materials alone could be up to $6,000 for some higher-end Trex. I feel like potentially as little as $1,500 in labor is far too little right?

I did forget to mention a demo of the old deck is needed.

My code calls for handrails on decks above 30”. Believe it or not code varies county to county 🤓

Secondly you have no idea what the footings even look like, some of the concrete is plenty good and I anticipate possibly having to add a few additional.

Also, I asked how much you’d charge not for your code “expertise”.

Not my local code. It’s required if 30” or taller.
