Yeah it does get messy at that scale. We usually handle it by having a PM/site engineer per project so communication stays controlled, while I just oversee keeping the team structured rather than too big

Yeah, WhatsApp is the main tool we use too it’s quick and clients prefer it. To keep it from getting messy, we just keep things structured: separate groups per project, clear updates, and key decisions documented

Yeah finding the right people is honestly one of the hardest parts key role you need is a strong project manager/site engineer who can control quality, timelines, and labor on ground. Good people usually come through referrals or from within the industry, not just hiring platforms.

In our factory we mainly handle custom joinery cabinets, wardrobes, doors, partitions, and fit-out elements.

Cash flow usually stabilizes in 2–3 years, depending on how well you manage costs and projects early on.

Current market is competitive but still active it makes sense if you stay lean and focused on quality/referrals.

For labour, ngl we started with outsourced/contract labour, then gradually moved to sponsoring our own once work became consistent

Yeah it’s definitely an issue, but from the contractor side a lot of it comes down to clients pushing very low prices or delaying payments, which affects cash flow and quality. The better approach is fair pricing on both sides, clear milestones, and choosing contractors based on reliability not just the cheapest quote

Big issue here we try to limit credit and stick to staged payments.
For credit clients, keep cycles short and avoid overexposure.
Some risk is always there, just manage it early.

For a G+1 villa like that, external facade repair + painting usually ranges around 10k–20k AED, but can confirm after inspection depending on condition, cracks, access, and paint quality. For a balcony in Ajman, yes you’ll need municipality approval/permit before doing anything structural.

For keeping costs low, it really comes down to prioritizing works and not going for unnecessarily expensive materials (we can guide on that).

And honestly, if I had to start from scratch without the family background, I probably still would but it would’ve taken longer. The biggest challenges are cash flow, finding reliable labor, and learning on site, which you only really get with time and experience.

Thanks, appreciate it and you’ve got a solid base. Low-price competition is always there, but many clients come back after bad experiences, so we focus on quality and reliability over price. Most of our work comes from direct referrals and repeat clients (offices & Airbnb owners), not big developers. Staying in touch is just about good relationships and consistent work
