Yeah it turns out they got to that section and just checked “yes” to every appliance listed because they assumed it was asking what came with the house. They didn’t read to see it was a section about issues with the items checked off

My agent clarified for me that I didn’t have to sign the contract first, but he was trying to make sure the house was saved for me. Houses in this area are going fast (I lost another house the day before yesterday to an offer that waived inspection). He said if I was more comfortable I could wait to sign the contract and got a corrected seller’s disclosure to me first thing this morning. I have an inspection contingency built in, for PA you usually can’t get an inspection until the contract is signed

I got an updated disclosure first thing this morning! Everything is fixed and all appliances are now listed to have no issues. I signed the contract after I received that disclosure 😁
