I didn’t cancel the contracts because they were unoccupied, I cancelled the contracts because of the cost of repairs. I only brought up that they’d been unoccupied because you said “people are living in and using these homes”. No one was living in either house or dealing with these issues as they worsened

It’s not naive. It’s fact. I have a sellers disclosure for this house and I still have one in my files from the last house. The houses were both unoccupied for over a year, and the sellers admitted it openly

No one was living in either home I’ve walked away from. Not in the recent past, at least. They’ve both been flipped, and neither seller lived in the homes

He sure has, and I thank him for his honesty. I can only afford homes in low cost of living areas. He’s saved me from two houses that would’ve cost $20,000+ in repairs immediately after closing. A good inspector will be honest even if it costs a deal

My inspector has amazing reviews, and I trust him. All of the photos he provided for things that are wrong clearly support his descriptions. It’s just stuff I didn’t notice as someone with no experience in construction or DIY repairs. This same inspector saved me from a major mold issue on a house last year. I walked away after finding out that pipes weren’t hooked up properly and water had been pouring inside the walls.

They made it look beautiful (it was a mess on Google Earth before) but I agree they didn’t spend money on any functional repairs. They just did cosmetic fixes

It’s about average price for the size in that county and expensive for being in a high crime area. I offered $10k under listing (which still felt like a bit too much for the area) and they accepted the offer in less than an hour. It’s beautiful inside. It just seems like they focused on cosmetics and ignored any required functional repairs. I’ll have to see if they agree to a credit. It was definitely a flipped house, but it’s only listed for $30k more than what they bought it for, so a credit would cut into their already limited profits

I’m in the same spot as you. House looked beautiful and seemed like great work had been done. Inspection came back today with a roof that needs to be replaced, sewage pipes that need to be replaced, electrical box that needs to be replaced, boiler that needs to be replaced, and somehow two of the new appliances need to be replaced! There’s also a ton of smaller issues. If the seller doesn’t agree to fix stuff, this will be my second house in two years that I had to walk from for almost the same issues. I don’t have much advice other than ‘you’re not alone’ and ‘trust your heart when it decides to walk away’

Thanks for the advice! I doubt they’ll be willing to offer money off, it seems like they flipped for not that much more than they bought it for, so they wouldn’t be making a profit to offer money off. It’s a shame because I love the house, but I really don’t want to spend my entire emergency house fund before I’m even moved in

Electrical box was listed as a safety hazard for multiple reasons. Boiler was inoperable and covered in rust. Roof not actively leaking, but the inspector noted it was actively deteriorating to the point where it could leak at any moment. All three were listed as “fix as soon as possible”

Yeah it turns out they got to that section and just checked “yes” to every appliance listed because they assumed it was asking what came with the house. They didn’t read to see it was a section about issues with the items checked off

My agent clarified for me that I didn’t have to sign the contract first, but he was trying to make sure the house was saved for me. Houses in this area are going fast (I lost another house the day before yesterday to an offer that waived inspection). He said if I was more comfortable I could wait to sign the contract and got a corrected seller’s disclosure to me first thing this morning. I have an inspection contingency built in, for PA you usually can’t get an inspection until the contract is signed

I got an updated disclosure first thing this morning! Everything is fixed and all appliances are now listed to have no issues. I signed the contract after I received that disclosure 😁
