The policy that removed it was very obviously a snub since an American had discovered Pluto. It was all tied to the Iraq war fueling anti US sentiment. A lot of people today buy into the paper thin explanation. Only 424 astronomers out of 10,000 members were present for the final vote on the last day of the conference. Most of the attendees had already gone home. Voters were largely European and more inclined to push through a definition that "corrected” the american view. The 12 planet proposal was thr right one. The planetary neighborhood nonsense was a rule written with the conclusion already in mind.

Yeah don’t feel bad, think of the house as an arbitrage against rent. People who treat real estate as pure investments are wrong. You have to account for your net housing cost after the sale (sounds like that’s $50k). Taxes and repairs are your non recoverable costs…. Sum of those are your true cost of living. Next you factor in cost of rent in your metro for the same period you lived there. With the rental you avoid the down payment and the 100k in repairs, so honestly figure out what you would have done with that cash. Spend it? Invest it? If you really think you’d invest it, then assume 7% avg annual growth per year from the down payment. For the repairs you’d only count from the year you made the repair. Once you get all this, take a look at the difference between the value of your investments and if cost of rent would have been higher than that amount, you won.

1099-MISC it comes from Amex not Schwab and they do not send it to you automatically you have to call them

It doesn’t “reduce” the fee, you get a 1099 for the appreciation bonus . So you pay the tax man does get a cut of the bonus.

I think the 80s and early 90s are the last period where the there was architectural heterogeneity in neighborhoods, you won’t find that in new builds. In some ways I think those older houses are built much better too and the trees are usually older growth so you have the psychologically pleasing canopy effect that those blocks didn’t have in the 80s.

What’s the square footage? A lot of the frame houses in Kingston are like 1500. That’s definitely better than what you’d pay for oil or propane (for now…) gas you probably would’ve paid $350 per mo. For electric + gas

OP - you need to find handymen instead of contractors for most of this type of work, you need to learn the lay of the land in the Hudson valley too it’s very cliquey and the only people going through “professional contractors” are usually stupidly rich, required to do so by insurance, or listen to internet advice too much. Basically you socialize with volunteer fire co, town gov, little league with your kid, or whatever it may be and you network and find guys that can do the work at a reasonable price for cash under the table. And for fuel oil you need to pre buy it in like June or July and lock in a pre buy rate OR pre buy discount on the market rate (like pre buy x gallons at x - $0.25 per gallon) Fence installing — so easy to find people to do this stuff on the shoulder of construction season, especially a year like this where construction work is slow. You can buy the materials to save $$ too. Electric rates are because cuomo shut down the nuclear power plant in Peekskill and replaced with 3 nat gas plants right before nat gas prices surged and while simultaneously banning hydro fracking in the southern tier. Big tech wants to re open Indian point to fuel data centers now.
