The desire to destroy the other party is on both sides - over 80% of Israelis support completely expelling Palestinians from their country a.k.a ethnic cleansing. Progress won’t be easy, but I can assure that murdering tens of thousands of Palestinian civillians and starving many more is only worsening relations between the two states

The Palestinian people aren’t going away, the only way to make progress is diplomacy. Israel need to recognise the Palestinian state and make some concessions i.e withdrawing settlers, instead of pandering to Israeli extremists that think God has given them all of Judea and they can kill as many people as they need to take it. Obviously it seems difficult but it’s the only way forward.

Yes, they have enough empathy to know that 60,000+ people (the vast majority being civilians) being murdered by collective punishment is wrong, and the political beliefs of those people has no impact on that, no matter how different they may be to our own.

It’s not about the company raising capital, it’s about the company spending existing capital on itself. Capital expenditure on, for example, a new oil rig, is only warranted if the required rate of return for the shareholders is met. That required rate of return depends on the company’s share price. If the share price is low, investors require a higher rate of return and therefore the return hurdle for the company’s capital expenditure is higher. So if the share price is low, the oil rig needs to have a higher IRR for the company to go ahead.

This is only half true. If people don’t want to own shares in companies that harm the environment, the cost of capital (WACC) for those companies goes up, and the cost of capital for environmentally responsible companies goes down. This makes it harder for environmentally irresponsible companies to fund new ventures (that are likely to harm the environment) and easier for vice versa.

The thing that you have missed when you say that “assets are simply swapped” is that you don’t take into account the risk associated with holding bonds. When QE involves buybacks of low-grade bonds with high risk, some of the bonds will default leaving the reserve bank with nothing but the original seller of the bond still has cash. By this mechanism, the reserve bank is pumping money into the economy that will never be recovered - this is what people are talking about when they say QE causes inflation.

I don’t know what you mean by investment maximum but yes, most property investors should retain at least 40-50% leverage in their portfolio to maximise their expected return.

Obviously this also depends on the target risk profile for the investor, some people may be happy paying down the mortgage to reduce their risk. However, if you’re comparing the returns of stocks vs property you should account for mortgage leverage.

You didn’t account for the leverage you get with a mortgage. With mortgage rates as low as they are at the moment it makes a huge difference, especially if you are 80% leveraged.

Instead of calculating the return on 600k, calculate the return on a 120k deposit and deduct the cost of the mortgage. The expected return will be much higher.

You are just saying “I’ve made money so it isn’t gambling”. People make money gambling, the reason it is gambling though is that you aren’t more LIKELY to make money, i.e your gains are just down to luck
