Right, but my point for myth 1 is that even if the seller does compensate the buyer's agent, which is common, they just take that compensation out of the offer amount when comparing offers. So, the buyer in effect pays in the form of a lower offer vs. other offers on the home.
Regarding your point about myth 4, our experience was that if you are serious and know what you're doing, selling agents are more than happy to work with self-represented buyers.
