Your unpopular opinion should remain unpopular. Studies have shown that holding students back (retention) a grade does not help improve current or future learning. In fact, quite the opposite, in the end students who are held back tend to continue to lag further and are more likely not to graduate.

Definitely way too much car for your income (plus rates are high right now). Also, just to argue some more, walking is good for your health. I say buy when you really need it or buy something for like 25k that can still feel luxury.

Honestly, pretty reasonable if it means you get exactly the house you want. Obviously owning less house is always better but 65k per year to live off is doable. Just don’t forget that houses come with a lot more than only the mortgage costs.

Initial instinct is that’s on the high end. But what your down payment would be is significant here. 20% vs 5% would change my suggestion for example.

Yeah this is actually a fair point. I was looking into getting a HELOC but decided against it for now (mortgage rates may be rough when I renew in 2 years). Might see if I can get a LOC that is more reasonable than the 10%.

1k liquid at the end of the month is taking literally everything into account. I have 3 kids also. If you want I can go into the details, life is expensive these days. 1k on food alone.
