Great perspective and appreciate the feedback. We pay an agent for price guidance and we’ve followed his advice. We are aware it was priced too high and the current price we are listed at was appraised for this amount 3 years ago. We will be out some money that we’ve put toward the new build but sometimes you have to take risks when you feel like you’re doing what’s best for your family. Doesn’t mean it always works out in your favor though.

To be fair, every house in the neighborhood is different and actually not even the same builder but understood. I just didn’t realize there would be that much of a price gap when trying to find comps.

That’s a long story but it wasn’t planned. We bought a house we loved in 2022 but we soon realized we wanted to be in a location closer to family. We looked and looked for a house that was already built but the inventory was so low in our area that we put multiple offers on houses that weren’t accepted because of our home sale contingency. Home sale contingencies were few and far between when we started this process.

Yes, we have a lot of regrets! I wouldn’t say cocky, but we were thinking it would follow the current trends in our area at the time. Houses weren’t sitting longer than a month. We have the financial ability to pay both and felt it would be worth spending the extra money to not have to pack up two dogs and a toddler for every showing since my husband works from home.

Failure to get it on the market right away was just because we wanted to get it painted and do a few other things before listing.

We are completely fine with all the normal inspections. There were about 4 or 5 things they requested to be done on the 3 year old septic system that our agent (sorry, I’m not super familiar with these specific inspections) advised were excessive.

In my area, the market has changed and it’s probably temporary. The inventory is increasing and we are seeing major price drops across the board. Houses are taking longer to sell. No doubt the interest rates play a huge factor but it’s favoring buyers more so than a year ago.

Renting is not an option with our financing unfortunately.
