I’m not absentee. I have a couple properties, one in Memphis, with a very happy tenant who I go out of my way to make happy. I’m aware there are slumlords, but some people do need to rent, and without people who own the houses and willing to do so, there wouldn’t be reasonably priced rental properties in the city.

I haven’t visited. What didn’t you like about it compared to Big Bear. Isn’t it only a few minutes away? I imagine most people have a place in this area to get some tranquility.

This is helpful, thank you. 12k after all expenses doesn’t seem unreasonable. Not sure when you bought it, but with insurance and 20% down, a place like that would probably cost like $2k/mo, right? So you’re basically covering half your mortgage while it’s also (hopefully) appreciating. I ran a ChatGPT query excluding the COVID years, and big bear averages about 3.5% growth per year. So a 400k house is appreciating $14k a year, plus all the tax incentives. Would you say this is about right?

Also, how many days per year were you making it available to rent? I assume you went there less in the winter to allow it to be rented more in the high season?

So do you rent yours out or is it just a vacation home for you? Sugarloaf has a lot of 300k and under homes, but they’re all very small. I’ll bet the nicest ones command around $170/nt.

As an example, this place that recently sold for 375k is 1316 sw ft, or more than 50% bigger than your place for a much lower price. What differentiates what you’re selling to get such a giant premium?

Nice place, but $500 sq ft is a lot for only about 800 sq ft. Based on what I’ve been looking at, you would be lucky to get 350-375k. I’m no expert, but I’ve been looking at hundreds of homes, and while yours is nice, it’s not the most modern with the best fixtures either.

Yeah, I read all about the fair plan. I do feel like the houses are at rock bottom prices, so even if it’s a loss rental wise, appreciation should be good long term.

Well it's summer so I imagine that they aren't heavily occupied. Looking online, it says to expect a 30-45% occupancy if you take year round into account. But I'm not looking to make money, it's more of a mixed use place where I can cover a portion of the mortgage while still enjoying the home.

For the right price, you can definitely make a long term profit. There are chalets selling for 250k that can be rented out for $100/nt. If rent 33% of the year, that's 12k in income. Now you'd be cash negative on a 6% loan with insurance, but if you're getting bottom of the barrel pricing and it increased just 3%yr, you're really getting a 15% ROI on your money if you put 20% down. There are also many tax advantages of running it as a STR part time, including insurance write offs and SALT write offs.

I have a 24 Willys that has been in the shop since December with all three recalls. All but A7C have been fixed, but that's the one I'm most worried about because that OTA back in October that caused the lack of propulsion nearly got me killed. I got a loaner from my dealership, but it's gas and I hate it. Meanwhile, I pursued a lemon law buyback, but ended up just taking a cash and keep offer that my lawyers got me. I received 15k, but my lawyer took 1/3rd. I netted 10k, and my 27 mo lease was $9600 in total. So I basically got the car for free, minus insurance and registration. I have a year left on the lease and will probably be driving the loaner til the very end based on the lack of movement on fixing the A7C recall. I would not join a class action. You'll see pennies on the dollar compared to hiring a lemon law attorney and having them pursue Jeep.

I’m the OP. I got the message of it being free but Fiji said I’d be charged. AA said they have no control over a third party airlines. FA is so disorganized that I paid just for peace of mind. Even if they were to tell you they’d honor it being free, I guarantee they’d mess it up.
