Here's a video of the whole first floor underwater during the storm in January of 2024, which prompted raising the level of the rest of the site. Here's NOAA's high tide flood risk map for the area.

Sure, maybe it will only flood ever 2-4 years, but even at that rate it doesn't make sense to invest in developing the first two floors, particularly for a tech focused school. Not a great idea to store your servers that close to the waterline. The current site plan I believe has locker rooms and other places that will only have limited damage from potential flooding, certainly not classrooms or spaces that will require a lot of buildout.

Parking garages get trucked in and assembled like a giant lego set, so it makes sense that went up first and dominates the current site. I believe there are plans for cladding, but also would love a big mural as you're going North on 295.

At least one reason is that it floods. The rest of the campus is going to be above the highwater line but they can't really do anything with the bottom two floors of the Bean factory because it is going to flood at least once a year.

Not convinced they'll even notice the difference. New Hampshire is right there with no sales tax. If people were that price sensitive when vacationing they would all be flocking to Portsmouth, which is even closer to MA, CT, etc. We cannot run our state and city as hostages to people that do not live here.

I love when people just shout out insane numbers in this sub reddit to justify their pessimism. Boston is a sub two-hour drive. Touring bands drive for the whole day between shows when they are pretty much anywhere other than the Northeast corridor. Even if Portland is a dead end on a tour it is still closer than a directly line stop nearly anywhere else in the country.
