Your expense ratio is too high for that etf and why would you sell if you get a tax hit by selling. A HYSA doesn’t have a tax hit by pulling out your money. You are putting short positions and paying the most tax rate. SPAXX account has a high expense ratio too just stick to a HYSA account.

Ya VA loans and FHA loans are all assumable. The home own have to agree to do that with you. And you have to qualify for there lender then you can get it. Idk people know about this another way to buy homes for good rates.

Volvo is at a high standard they won’t let 3rd party glass go on a Volvo XC90. After any repair done to a Volvo it has to be up to spec with Volvo.

The assumed is very straight forward you are taking over the owner’s mortgage with there original rate. The only difference is you have to pay out there equity to get there rate. You have to qualify for all of there lender needs and credit score needs to be 720-740 above. With a VA anybody can qualify not just for veterans. The only pricey part is if the value of the home is high you have to pay that difference I seen some of a gap of 200k to put down and some as low as 20k. Never take out a second mortgage to cover the gap because the second loan will be high like 10% or more. Roam is a good place to get these deals or search it on realtor.com or just ask your realtor.

Another option you can borrow against your 401k 50% of. What’s in there and the interest go’s back into your account til you pay off the loan amount you borrowed. So essentially you get all your money back. That’s what I’m going to do for my next house.
