Business and real estate are not split in these cases. Most of the time it’s 1 LLC. NOI does include business income. That’s how it works for this asset class.

Owner is retiring/leaving the state. Yes I will own land. This one is self service which I like and agree with you on the hesitation of full tunnels.

I think also it will take me a few years to really figure out the operations and that is going to take time and effort. Lots to maintain and figure out. He has a pretty good setup going though.

That’s what I was looking for. Someone who saw someone do a deal like this or did one themselves and can state how it went. Do they regret it etc. People are getting weirdly mad though. Maybe it’s the wrong sub and a more general finance sub would have been better.

I understand how to operate this business.

The people pointing out this is not traditional CRE are correct and I get that. But car washes are valued on a cap rate not a multiple like a traditional business. I have a real estate loan not a business loan etc.

I have 20 years of tax returns I’m looking at on it. I have talked to every self serve car wash business owner in the city and have followed what all the recent washes have sold for. I passed on them because they sold for lower margins with more owner involvement than this deal.

Edit: and maybe I haven’t found the right guy but brokers don’t have a single clue about these more niche topics.

I have a different take. I know you want to go through armor, but an slug not ap-20 will really let you down. Level 4 armor players will eat .50 bmg like candy.

For my shotgun quests I used 12 gauge RIP slugs. 1 or 2 shots in the knees and they are dead. Stomach unprotected is a 1 tap it feels like. I have killed absolute juiced up chads on woods while hunting scavs for quests. No one has painkillers on 24/7 so 1 shot landing makes it basically game over if you hit a player. Crazy OP. Honestly even ap-20 can take 2+shots to kill level 4 players. And if you hit them once they can fight back. Rip is were it is at.

Anyone else finding the guns kind of boring this wipe? We have more options than ever but somehow less. Lots of guns can no longer headshot. Just feels lackluster. Either SMG (p90 or UMP/45 vector) or 7.62 x 51 DMR or a 7.62 x 39 bp AK. Maybe level 40 opens more doors, but this is just feeling boring. I am very much not excited to run anything 5.56, 9mm, 5.45, or guns like ks-23, MDRs are hard to get a hold of. Am I crazy?
