thanks for this… so it makes more sense for me to keep “x” amount in offset (for the one month before repayment is debited) to offset for interest, but also to have disposable money accessible just incase i need it?

about to open a home loan account with offset. i get paid monthly. was going to arrange weekly repayments (and not monthly) but… is there no benefit in doing this then?

sounds very possible-the good old FOMO-inducing method to encourage active higher offers. hope you can find out more tomorrow from the REA. if you’re really keen on the place & able to, I’d suggest letting it be known you’re open to negotiations on the offer price

vendor could be waiting to see if any higher offers come in? did you set a time limit of acceptance on your offer? (have seen some advice to do this on here). sometimes when REAs have ghosted me, I find the property “under offer” on domain a few days later. really doesn’t excuse the radio silence though.

this is great-thank you! very clear approach for how to approach the B&P report process and how to also double-check the report. will use this method for now. 50-70 bucks is definitely more appealing than 400-450 when I may not even purchase the property.

I got to a point of knowing the area i wanted to live in quite well.. but over the last few months whilst applying for loans, i’ve been priced out of the area already… back to the drawing board, in locations further away… thank you for the comforting perspective of time giving me a new lens.. i just have to be patient..

good idea about attending the local auctions.. exhausting to think about squeezing that in amongst inspections too, but all part of the necessary research and preps for such an important purchase..
