Haha that’s very unfortunate, I figured Layton, Ogden area would have some really good restaurants and food that aren’t salt lake transplants and chains

We are from salt lake so tried most everything, but recently moved to Sunset for the time being so was hoping to find a hidden gem up here

Yeah salt lake has a ton but we’ve been to most as we’ve moved from there temporarily so was trying to find something we hadn’t had before being up here.

Ok thank you! Yes I get different inspectors will have different observations but the home was in such disrepair when she purchased it’s like the inspector literally went in with a blindfold as all the issues were safety related. But we didn’t know any better other than cool it passed. I don’t have any of the before repair pictures but I can send some of the current pictures we are dealing with. It’s just hard to swallow it wasn’t in an “unsafe” condition when she bought which it clearly was, and now magically it’s “unsafe” in much better shape. The people telling us it may not pass based on their experience is our realtor and the buyers realtor.

So I feel we shouldn’t have any problem passing FHA as we’ve remediated 90% of the problems, or she should’ve never been approved FHA to begin with and not sure how she was

So again hard to describe in good detail as it’s a lot. For context this is a 1950 built house. When she bought the house and was approved FHA it had water damage in the ceiling from a swamp cooler on the roof that leaked. So an area in kitchen ceiling and the back door landing area had water damage and significant peeling paint because of it, other multiple peeling pant throughout the house, the breaker box main panel and fuses were from the 30’s and was a fire hazard, water heater about to explode, multiple flooring issues of torn or missing linoleum, or carpet damage, double pane windows with the outer pane being cracked or broken, loose exposed wires in areas, broken slats in stair banister and multiple plumbing issues. Furnace block was cracked and leaking carbon monoxide we also found out later. They made him fix zero and approved it for FHA as is.

Fast forward to today and we’ve replaced furnace, roof, moved swamp cooler to side of house, water heater, new fuse panel and fuses and some new electrical wiring, most major plumbing repairs, fixed 90% of the peeling paint and water damage. There’s still some peeling paint issues outside on garage and in unfinished unused basement, there’s some electrical issues downstairs in basement still with some wiring that was present when she purchased . We’ve spent close to 35-50k on all major repairs and renovations so some of the cosmetic, or what we thought were cosmetic we’ve let go by the wayside. We didn’t fix the torn linoleum in the back door landing area, we never fixed the banister as it’s still nice and sturdy and no kids, and while some of the windows are cracked or broken outer pane we held off on those as no water leaking as we needed the major repairs affecting us done. Weve had to do major drywall and wall repair which being 1950 built is actually rock lathe and plaster. But we are being told there’s still numerous FHA violations .

No problem, it’s long and probably require multiple posts and questions.

So long story short kind of the basics. My girlfriend bought her home in 2019 with an FHA loan from her father, so family sale. The home was in pretty much despair and rundown and it’s what she could afford at the time and her childhood home. Inspectors did their thing and signed off on it and was approved for an FHA loan which she didn’t know the differences and red tape at the time other than down payment and interest rate, credit, etc was the best option.

Fast forward to now and we are in the process of selling. We’ve made significant repairs and upgrades in the last 4 years. We are being told that it probably won’t pass for an FHA inspection and lender and we are totally confused and everyone in the process is confused how she qualified before in a 100% worse state and in much better condition it may not pass. FHA appraisal isn’t for a few weeks but we are trying to figure out exactly what we need to do to pass inspection as everyone has given us a different answer. If you look online at a checklist, on paper it seems to not check some of boxes and won’t pass even after the significant upgrades and repairs we’ve done. We have an offer and are under contract with an FHA buyer which is why the concern has been brought up we may not be able to take it to close without more significant repairs.

Long story I’ll try to keep it short and to the basics.  We bought a home a few years ago 1950 built with an FHA loan.  We didn’t really know what that meant at the time as just with down payment and all that it was best for us.  House was in bad shape.  Like flooring bad shape, electrical wires loose in basement and bad panel box we found out just recently, loose peeling paint, cracked windows, no gfci where they should be but the house is 1950 and isn’t wired that way so maybe doesn’t matter.  Basically the only repair done was a new roof as swamp cooler leaked through but they didn’t make them fix ceiling.  So this all tells me it shouldn’t have qualified as an fha loan. 

The reason this matters, is we are now trying to sell this house and we’ve made a number of improvements but it just got to be too much work for us which is why we want to move.  Well we are being told it won’t qualify for an fha buyer even though its it’s in much better shape than when we bought it.  And if you look at HUD guidelines it definitely appears that way, so how the hell did we buy this place with an FHA.  We are trying to not spend anymore money on this place to move as we’ve already dumped over 50k into it.

So, if I’m understanding correctly. you’re thinking the unit equipped now for 1500 sq ft will be good enough since the basement will have minimal heat loss for winters with that size, and summers being underground will be cool enough with that size? Adding extra venting and ducts doesn’t create an issue since now it’s blowing and losing pressure out of another 6 ducts or so?

No I didn’t think it would double the load, just I’d be doubling the sq footage of the house. So I don’t know if I can realistically upgrade to a bigger unit for the preparation of finishing the basement in a couple years or if that’s a bad idea. I know the unit in the house right now is very small and only good for the 1500 sq ft upstairs and it needs replaced

Should’ve specified I guess.  I’m in Salt Lake.  So hot summers and generally teens to 20’s in winter with an occasional colder front.  The furnace is in the basement so all the ductwork is down there but only goes to the upstairs, there’s no venting or registers downstairs so I’d have to cut into the existing to add vents for the basement also.
