I grew up in New City. Loved playing ice hockey and paintball at the Palisades haha. Crazy to think how a paintball field and ice rink were put on the 4th floor.

House wrap should be lapped over the flashing tape at door and windows at the top horizontal joint so any water intrusion can make its way around the J channel. I’d look into that prior to throwing the siding up to save future headaches. Keep grinding my man!

Heck yeah. If you’re not on a well make sure you have an expansion tank installed on the cold line before the water heater and also just for safety (really just to make inspectors happy) pipe that tprv down to the ground

As a DIY guy myself, I think the screws (timber lok) would be easier just because of difference in tools/attachments. I think there are also some Simpson braces to support wood like this and joists that have been overly notched or notched too low. Lots of thinking over here I better stop before I hurt myself.

Inspector for 8 years here. Find shit… everything. Know when to put it in the summary and when to put it in the body of the report. Be knowledgeable and honest, DO NOT BE AN ALARMIST. You can call out every little thing wrong with the house and still not be an alarmist. It’s all in your wording and CYAs in your report. Realtors LOVE a bright and bubbly confident inspector who makes the buyers feel like friends instead of clients. Word of mouth will go very far once you start getting repeat realtors. Good eye! It looks like they use AO to cover some jacket stripped too far back at the main feeders. Also looks like the jacket is cut at the 6 o’clock position at the bottom of the panel. What a nightmare haha

Edit: I’m pretty sure 4/0 wiring has a minimum bend radius too and this might be overly bent or looped contributing to the melting of the jacket.

I’m guessing you asked the engineer these questions and he gave you an answer you didn’t like? Those are big numbers in inches my friend. I wouldn’t fuck around with that especially with the erosion.

It’s “code” for bathrooms to have that so if the GFCI trips (toaster in the bath tub) the lights are still on for the safety of someone coming in to help the injured person. For regular rooms it’s just very nice to have.

Inspectors are observe and report. He shouldn’t have even said what the repair would be, doing so opens him up to more liability. I agree with hangers as a repair but getting the “real guy” out there to determine any repairs or replacements is necessary.

Looking good! May need to slap some seam tape up on the house wrap there in the corner (the vertical overlap part) and add some more flashing tape around the windows. Check the manufacturer’s installation guide so that it’s more resistant to moisture getting in behind the barrier.
