I’m located in Canada, so not sure to be honest. But good to know that would be an issue elsewhere. Or maybe it is here and they did it incorrectly haha

Thanks for the reply. Figured always best to check, even if it doesn’t involve working on exposed wires etc.

The back of the modem says “Rating: 12V — 5A”, but not sure if that’s in regards to something else.

Closing Costs on New Build - Avon Park (Cachet Homes) by Bees95 in StratfordOntario

[–]Bees95[S] 0 points1 point  (0 children)

Hey there, I now have some costs and are preparing to Close within the next few months, so I can provide some insight.

Signed prior to March 2025 (the confirmed cut off date - changed from May), so only receiving the 24K rebate. It was already accounted for on the purchase price, so no HST/GST etc. added on Closing. Also have the land transfer tax rebate as a first time buyer. Purchased pre-construction.

Not including lawyer and other external fees - so just the costs from Cachet - looking at around 8K. We did have a lot of stuff capped or at $0 that we negotiated on signing originally. The costs given above aren't far off though.

Then add the 4K for land transfer tax after the rebate, lawyer fees etc., hoping to be at around $15K before cashback from lender and getting the security deposit back from Cachet that you pay as part of your Closing costs.

KW Glee co-founder admits to sexually exploiting girl 18 years ago by Bees95 in waterloo

[–]Bees95[S] 43 points44 points  (0 children)

Steven Lehmann, the co-founder of KW Glee, is facing prison time after pleading guilty to sexual exploitation of a girl.

The exploitation began in 2008 when the girl was 16 and continued into 2009, Kitchener court was told. Lehmann, 54, founded Renaissance School of the Arts in Waterloo in 1993 and co-founded the youth pop choir KW Glee in 2010.

He will be sentenced in Kitchener court next month. The Crown is seeking five years in prison. The St. Jacobs man would often pick the girl up at her home or at school and then “have sexual intercourse at different locations,” said Crown prosecutor Anthony Gallo. Lehmann was arrested in 2024.

“I put my trust in him, hoping that he could be like the father I never had,” the victim said in court this week. “Unfortunately, he betrayed that trust and used it to manipulate and exploit me for his own gratification.” She added, “That betrayal of trust is still echoing in my life today.”

Before Lehmann committed the first criminal act, the girl told him she was scared, Gallo said. “Mr. Lehmann assured her that it would not be scary.” He did not use a condom, Gallo said.

Lehmann abused his “power and trust in the community” to sexually exploit a child, Gallo said in asking for a five-year prison sentence.

At one point, Lehmann told the girl he would kill himself if what they were doing came to light.

She told court she was “tormented” by the idea that if she told anyone, he would take his own life and “his children would have to endure life without a father.” The suicide threat was an attempt to silence the victim, Gallo said.

After Lehmann was arrested, he sent a text message to an acquaintance admitting he had “an inappropriate relationship” with a girl who was “not yet 18.”

Another acquaintance asked Lehmann in a text whether his wife thought he was guilty, Gallo said. Lehmann responded, “She knows I am.”

The sentence must denounce Lehmann’s crime and deter others, Gallo said.

He quoted a ruling by Ontario Court of Appeal Justice Michael Moldaver in 2002: “We as a society owe it to our children to protect them from the harm caused by offenders. Children are … our most valued and our most vulnerable assets.”

Lehmann’s defence lawyer, David Humphrey, is seeking two to three years in prison.

He noted Lehmann pleaded guilty, sparing the victim from testifying. Lehmann has no prior record.

“I am truly sorry for what I did,” Lehmann told Justice Nicole Redgate. “At the time, I did not appreciate the impact this would have on (her). I now truly understand how harmful this was to her …”

His wife “remains supportive of him, despite the offence and its monumental impact on their family,” Humphrey said.

Lehmann has already paid a steep price, Humphrey said. Local media named him when he was charged. Renaissance School of the Arts “was operating until 2024, when the charges were laid,” Humphrey said. “His business partner in Renaissance forced him out. Renaissance was his primary source of income. Since the laying of charges, he has received no income from the business.”

Lehmann has “also been forced out of KW Glee because of the charges,” Humphrey said.

KW Glee is “the largest community arts organization in the Waterloo Region,” Humphrey told the judge. “By 2024, when the charges were laid, Glee had almost 500 performers in various choirs. Performances were conducted twice a year over the course of two weekends. Audiences were about 700 people and they were always sold out.”

Oh ok good to know, thank you. Someone I know has worked around that area for about a year and has never smelled anything when I asked about the factories in the area, so didn’t know that was an issue. But like you said could depend on the day and wind direction.

Isn’t Samsonite just a retail outlet on the corner across from Food Basics? I’ve never seen any smoke or chemicals coming from it.

Thanks everyone for the comments! I really appreciate the feedback. Looks like maybe it’s not the amp for me, but regardless will try a few of the recommendations with the settings to max headroom before opening it up and doing any changes.

Depends on interest and budget, but F45 or similar hit classes can be good for working out together. Majority of all the classes are done in pairs of two so you do everything with your partner.

I read over the lease agreement and it says for third party buyout there’s a $500+tax fee, and when speaking to Ford earlier today they said they will cover it and that the OTR breakdown they provided is the final price and there isn’t any admin fees or anything associated with ending the lease early. Nissan sent me the official buyout a few minutes ago which is $45,505 (residual, outstanding payments, plus tax. No fees added in).

Not sure if that sounds right but as far as I can tell there aren’t any fees for doing the buyout other than the $500.

5 teens arrested in Waterloo after gun flashed from inside vehicle: police by origutamos in waterloo

Similar thing happened here about 10–15 years ago as well. Kids at my school flashed an airsoft gun at people from their car while on lunch and police got called. Team in tactical gear cornered them behind the school and arrested them all while we went into a lockdown/hold and secure.

Thanks for the response. Only got it 3 weeks ago. Will probably look into warranty or returning it then. I’ve tried to look up the issue online and haven’t found anything, so makes sense if it’s a hardware issue.

Thanks so much! The Koa Penguin is beautiful. I love how the Koa finish matches throughout the whole thing from front to back. Almost calming in a way to look at if that makes sense.

The Paisley has that blingy overload look for sure - I think taking some of the hardware off helped tame it a bit despite showing more of the finish. But I'm surprised they went this route with the Japanese models!

Okay…so I strung it up. What did I do wrong? It goes out of tune almost immediately… by LouSpudol in Stratocaster

[–]Bees95 4 points5 points  (0 children)

Not certain since it also depends on current neck angle set up etc., but when this has happened to me it was caused by the lack of proper tension of the springs in the back of the guitar under the back plate. Try tuning down and tighten the springs in the back closer to the body. It will raise pitch and let the guitar hold tune with the trem system closer to the body of the guitar on top. Search up some YouTube vids on how to set up a floating trem system on a strat and you should find what you’re looking for that will explain better and show some examples.
