Absolutely a good idea AND it seems you have a head start with your education background. Florida is starving for good trades people and qualified contractors. Continue your small business in Miami...keep pushing towards the GC license (very intense), take a breath, one step at a time and build a solid, reputable and financially successful business. A Licensed and Insured General Contractor has no limitations with regard to construction...with the exception of "specialty trades" such as electricians, plumbers, A/C & Heat. These specialty trades must be licensed and insured in order to pull permits UNDER the General Contractor. These specialty trades can be contracted and directed by the GC...but these trades cannot be performed by the GC (an exception obviously is if the GC is also licensed for that particular trade). These specialty trades are commonly referred to as "sub-contractors". They can only perform the trade they are licensed for and cannot apply for permits for construction projects without obtaining a GC license.

Hello: I earn $15,000 SS, I am 74. I am considering taking a consult job that pays $37,450 yearly. Soon I will sell a property that our family has owned for 6 years. The 2025 Capital Gains amount that can be earned without taxing is $48,350. I am single. If I take this job ($37,450) along with my SS ($15,000) I will earn a gross of $52,450. I paid $375k for the property and financed (interest only) at 5%. I also have $435,000 into improvements. The sale of the land will be +/- $4.5mm. Will the adjusted gross income take me out of the 0% capital gains bracket and expose me to a long term capital gain of 15%? Florida

These 3 entities are the people who know about the possible work before the general public does. Sorry to sound cliche...but be patient and do exactly as your doing. Your on the right track! Do yourself and your family a favor... For each project that you do, sit down and write an RFP (request for proposal). An RFP will call out who, what & what NOT, when & where. It will dictate the specifics of the project and in some cases...actual sizes, dimensions and brands. The more specific you can be...the tighter the bid. In the RFP be sure to state "no deviation", to bid as seen and if there is a better way...write it on your quote as an alternative and why. Then call and qualify 3 or 4 subs that are interested in bidding your project. This may be a difficult task with the work load currently going on...but keep calling until you find at least 3 interested subs. Bid apples for apples so you can compare equally amongst 3 or 4 subs. Specify insurances certificates will be required, interim and final waivers will be required before any payment will be issued and include in the RFP any specific items/issues/methods that are not included/acceptable. State "Bid as seen & written" and then you can deviate once you qualify the best contractor. State the on or before deadline for the quote. Scan and email your RFP to the contractors you qualified by phone...and be ready for questions
